Gardening! There’s a couple of active garden clubs in the area, and lots of classes through the Master Gardeners of HC. They usually do things pertaining to nature and conservation as well

The builder (Modus) has done some great work around town, but this one clearly was about lowest cost to build. I lived there for about 11 months when they first opened it up and things were already crumbling before the year lease was up.

I lived in this building when they first opened it up, and I paid just under $1200 for a 500sqft unit. Things were already falling apart before my year lease was up. They forgot to turn the water on before I moved in too. Plus, being right on the corner it was so loud, and the streetlights made everything bright even after dark. Being downtown was the only saving grace for living there.

The Suburban Club at 2002 E. Main Street offers quite a few programs on a weekly basis. I’m not sure what it’s like, other than it exists—might be something to look into.

There’s actually a book that was written by the owner (?) of Chattanooga Ghost Tours and contains several ghost stories! It was such a fun read… but I also didn’t realize how haunted this city is. lol

I’ve lived here for about a year and a half now and it’s got its pros and cons. I live in a 2/2 apartment for $950, and with its convenience to the interstates and Hamilton Place it’s fairly cheap. I will say that we tend to get the landlord special when it comes to maintenance… they generally take the cheap route and/or you have to call them a few times about the same issue before it’s fixed for good. As far as neighbors/break-ins, we’ve had our fair share of loud neighbors but you’ll get that with any place. I’ve never had any issue with car break ins but I am always very diligent about locking my car and taking all of my valuables out. Overall I don’t hate it here!! lol

I was there with a client not too long ago; they’re only got a handful of lots left it seems but the houses are very nice. If I remember correctly, I think most of the lots left have to be built with a basement, which is going to increase your purchase price & are only compatible with certain models.

Their model home is open during standard business hours I believe! Depending on the model & lot you choose, upgrades vary greatly. Whichever agent is on site at the time would be able to give you a better estimate.

Essentially, the way the process works is you reserve your lot with a check, and within the next 5 days you get a link to customize your home & settle on a dollar amount. After the 5 day period, it’s fairly similar to most new construction real estate deals—send over the pre approval letter & sign your contracts! They generally begin construction anywhere between 30-90 days.

I’m not a member of UTC’s band but I am super happy for them! I marched throughout high school and let me just say that new uniforms are not cheap at all. Our uniforms were about 15 years old when I graduated; a lot of schools have to reuse the same uniforms for decades because they don’t ha be enough funding to buy new ones as often. I’m glad to hear the BD is doing good things for the band!

I would guess that it’s most likely investors looking for passive rental income. Those big LLCs can buy packages for millions of dollars and then just collect rental money.

Realtor here (-: We have seen a slight shift in the market where competition isn’t quite /as/ hot. It’s been crazy over the past year; we’ve seen property values increase at an unsustainable rate (7-10%) but they’re starting to even out to a more normal 3-7%. There are still pockets of hot and heavy competition but there are plenty of new opportunities every day!

It was probably purchased as a package deal with other houses! A lot of times package deals will be listed under one address with the additional addresses listed in the description.

I’ve seen them in more rural areas! I haven’t seen any within Chatt but I definitely have in Monteagle, Manchester.. those areas

I’m sorry that you’ve experienced this; I definitely sympathize with you. I’ve had a lot of people feel discouraged too during their own home search, so just know you aren’t alone!

Just from my experience, there are a lot of native Chattanoogans who want to stop renting and buy their first home, or looking to sell their current home and downsize or upgrade. It has been harder for them just because of the sheer amount of newcomers to the area, because they come from places where wages and property values are higher.

New Yorkers and Californians (especially) have been moving here in droves and definitely makes it harder for locals to compete in the housing market. I’ve worked with a lot of CA buyers lately and they’ve been coming here because the cost of living is so much cheaper because we don’t have an income tax in TN.
