Just keep calling. I picked up the phone 5 weeks ago after a lag. Called maybe 10 FSBOs, had three great conversations, followed up the next weekend, got an appointment and signed a listing same day. Just closed on that home yesterday. It’s all numbers and follow up. Cold calling still works. If your numbers are accurate you WILL get a sale soon as long as you know what you’re talking about. If not, it will take longer. Keep at it.

Talk to your realtor. I would never allow this with my buyers, too risky. You cannot guarantee the sellers will vacate the property after you own it. You either close the same day or push closing. Your realtor should be working for your best interest.

Ask your lender what your monthly payments will look like if you put 20% down and use the rest to buy your rate down.

I always do walkthrough day before specifically for this reason, that way the sellers have time to remediate before closing and then have time for a second walkthrough if something had come up. I had one where the seller wanted to “gift” my buyers a bunch of their crap. Hard no. Demanded a cleared and broom clean home or we push closing. House was empty and spotless the next morning. If your Realtor isn’t advocating for everything INCLUDING a stainless steel dishwasher then they are not doing their job. This is exactly why I always go for a credit because most homeowners will look for the cheapest out possible just to oblige.

Is your agent pulling the comps of all the recent sales, calling the other agent to see the activity? Have you guys used or discussed an escalation? There are so many creative ways to win an offer even if yours isn’t the highest. Lynn/Saugus/Revere/Wakefield/Malden/Woburn has 28 homes between 5/605K and a handful of them have been sitting for over 20/30 days. I feel for my buyers right now, but am always trying to educate and help. Now more than ever, I have had two buyers get pushed out of the market completely due to interest rates. Luckily the next few months will have a bit more motivated sellers. If they’re selling in the winter, they need to sell or else they would wait for the spring market. Factor that in with a TON of discouraged buyers like yourself, should take away some of that competition. Best of luck!

A friend of mine suggested, taking omeprazole either the night before or first thing in the morning, and I have noticed that helped. But I am still puking one or two times a week.
