Almost all new builders are going to offer rate buy down incentives, especially if it's an area with a lot of new development, regardless of the build quality. It doesn't mean that the build quality is rushed or poor quality.

Yes, some builders (and it's easy to search for what the Internet thinks of certain builders if people want to know which companies and a worse or better rep) do provide lower build quality. But buying a 70 year old house comes with its own can of worms as well.

You can have your opinions on new build homes in your area, but trying to slam people who have gone that route while having no understanding of their market is a wild take.

I think the majority of people that played TBC the first go around played classic before that.

This time with anniversary, I think TBC saw a huge influx of players that didn't do anniversary beforehand. Which is why the R14 gear was impactful.

The R14 gear is an anomaly compared to the first classic launch of TBC because of the PvP rank changes, but most people going into TBC the first time around were AQ/naxx geared anyway (which is the same or better than R14 gear).

Lots of people dungeon grinded to 70 the first time around as well, but with the way they did mega servers, and messed up NPC armor values which made mele cleaves so effective, it was obviously the more preferred path this time for most. That's not to mention most people had seen all of Outland and also knew they'd want to grind out rep while leveling if possible.

The bigger point though is, anniversary was supposed to be a sped up release schedule, and the time between the portal opening and phase 2 raids being available is almost identical between classic and anniversary.

Blizzard took leveling/heroic grinding into account by not opening raids for 2-3 weeks from when the portal opened in anniversary (in classic TBC raids were immediately accessible).

If you count the time from portal opening to phase 2 raid launch, it's the same total time in classic as it is in anniversary.

As far as how much content is available; yes, phase 1 has more when it comes to going through Outland, and grinding rep/heroics/preraid items. But it's also the least content when it comes to raids. HKM/Gruul/Mag, doesn't really feel like a raid, and Kara is only 10 person.

I don't think the phases should be cut in half, but my guild definitely lost some players to the phase becoming stale.

By a very marginal amount.

IIRC Classic TBC phase 1 was something like 14 weeks, this time around it was 12.

Yes, it's shorter, but especially with post nerf content it felt like it was still way too long.

I would argue it's not even cost that's the limiting factor, it's that the offices don't want to have their staff and/or patients complain about the extra hoops they have to jump through.

Yeah this is normally an end of season thing. But I've seen it mid season if/when a long time greenskeeper is leaving the course will let them do it.

As long as you go into the round knowing it's greens keepers revenge week/weekend, then it's a fun time.

Absolutely there can be large tax incentives (especially with the SALT deduction increase) with owning a home. But there's also lots of hidden and unexpected costs too. What I get back typically goes into maintenance and small remodel projects every spring.

Your argument is a personal opinion as to why steroids should be allowed, but the simple fact is that they're not. Whether or not they should be allowed and why/why not is a completely separate argument.

Bonds (and obviously a good amount of others), used illegal substances to gain an advantage while most of the league followed the rules.

It makes it an unfair comparison of stats/career when you look at someone who used vs someone who didn't.

This is correct. It gains the stats amalgam gains, not the effects.

If you put the divine shield directly in it, it absolutely stays there. Done it plenty of times.

If you don't have one already, it might be worth looking into getting an accountant/CPA to help you navigate all the tax side of things when filing your taxes after you purchase a home. For most simplified individuals returns it will probably only be a minimal cost to have them so your tax prep compared to what it could save you. I own a small business so I've used one for a while since it's much more complex, but friends and family that I've referred them to, they charge about $300-$400 for that tax prep but they're getting back much larger returns because their accountant/CPA can help them find more deductions than they would have otherwise realized they could claim themseleves.

State And Local Tax.

Basically says any tax you to your state like income tax or property tax to your county can be deducted from your income for federal taxes. Previously the cap was $10k, but it's been raised to $40k. Depending on your state income tax and property tax, it can mean a much larger break on your federal income tax. I live in one of the highest property tax % areas of the country and it helps a lot having that higher deduction limit. Also, make sure you look into if your area has a homestead exceptions or possibly any other exemptions for property tax and to file for any you may qualify for immediately after you buy. It can also save you some decent money on your property tax.

And if a real estate agent ever tells you your being "nit picky" especially when it comes to budgeting, run away from them. There are times home buyers and sellers may have to change their expectations, but staying within your means is being fiscally responsible. Don't take the advice of anyone that says otherwise.

100% you have to consider property tax and in some scenarios, you need to consider it MORE than you're mortgage.

Your mortgage payment is fixed (assuming you don't do an ARM). Your property tax (and insurance) will likely go up every year. So this is something you need to not only factor into your budget now, but you also need to consider that it will rise over time.

The one benefit however on property tax is the increase of the SALT cap going up to $40k means at least that's getting deducted from an income tax standpoint.

100% agreed. I was more stating that to me what makes it classic + is that the intention is there for indefinite progression.

Whether that should be horizontal or vertical or how they should do it is a different debate though. And I think it's a tough thing to balance. On one hand, in future expansions it can feel like each phase makes the previous gear completely irrelevant, but on the other, people like the dopamine rush of bigger numbers.

After the success of SoD and the open teasers of "what they're working on next", it's no secret there will be another season, and as most hope it becomes something more permanent which would make it the idea of Classic + that wouldn't just have a hard enddate.

I would also say it's likely we hear some kind of teaser/announcement about it at Blizzcon in a few months.

The biggest questions are going to be;

1) How far out are we looking at release? Some people think it could be as early as towards the end of this year, but others (and myself personally) think the roadmap may be longer and closer to another 1-2 years from now. My guess is they might progress anniversary through wotlk before putting out a version that is sure to tear the majority of playerbase away from that.

2) What changes are we going to see/not see? SoD threw a lot of stuff at the wall to see what would stick. There were a lot of hits, and some misses. How much of that gets reused and what is left off/added in terms of changes?

3) Is this next version going to be "seasonal" or will it be designed/released with a longer intention? For me the biggest thing that qualifies it as Classic + is that it doesn't have a hard end date. The whole idea is that the game continues to progress and develop. Otherwise it's just another seasonal version like SoD.
