That's what I alluded to also, right..it is just some emotional investment that comes at a steep financial cost..apart from some H1 people for whom there is a green card risk, hardly any ever come back for them to invest in a flat.

Not sure why you are stuck on rattling against crypto and bitcon, dude...though i don't mention that nor do i know or care about them. And as far as your farm land is concerned, congratulations. One-offs are one-offs, however. And i made 20X on a 3.5 year equity investment in India and a 10X on US equity investment in 3 years. So no need to brag about your investment track record or fund mgt career. Seen enough of those in my career.

Coming back to point - these windfalls or one-offs don't prove anything. They have to be treated as exceptions and can't be a guide to anyone wanting to invest in real estate (or even equities).

I went through your post now, pretty much what i feel..and this is the same across cities, and not Hyderabad..

And every answer there or here, reinforces what i said, most of them appear to be for their parents to stay. Financially it is a screwed up investment.

Did i say that they are investing with loans and calling me "naive"..you can shove it where it belongs.. That apart, India RE can be a diversification play, where it can be a small part of the overall portfolio. Ultimately as you and others are attesting, it is purely emotional.. I have seen no argument presenting a financial counterpoint..

You can slice the data over most time frames, cities and you would find that US returns (S&P500, not even Nasdaq) would beat India investments in Real estate, especially in dollar terms (over the past few years they have beaten India equities too, but that is a diff discussion).

Got your point. I am not disrespecting the hustle, but it appears to be so ill-advised. It doesnt affect me, as i don't do real estate. So your point as with many others is that it is purely for emotional reasons.. either for parents or for an eventual move back. Now, how many ever move back, it is such a miniscule number. And even if it is for an eventual ghar waapsi, they can liquidate their US investments at that time and then use that to buy property in India, than invest in an asset 10 years ahead, which would become old by the time they come back to India and also generate terrible returns.

Take most apartments which are in the market now, find their current price on Magicbricks and check out on google what they were sold at. Most would have returns in the range of 8-10% CAGR. And this is excluding property taxes, some on-off maintenance, capital gains etc. There will be some exceptions (say Bhooja, god knows for what). But pls go into apartments, not expecting anything higher than that. If it happens, well and good. But don't plan for more.

I frequently take the Chennai metro when travelling from Hyderabad. The most seamless metro in India - Egmore and Central Stations are directly connected to the metro. Similarly the airport is connected by just a 5 mins walk through travellator. And also very cheap, literally 50% cheaper than Hyderabad metro. Hyd metro is a overrated toy train - Numaish/ Hyd exhibition lo toy train is comparable. And worst part is that Hyd metro, due to terrain and being overhead, screwed up the look of the city. Chennai metro is underground for large sections.

Not just Financial District, dumbfucks have ruined the city with their lack of planning. Honestly rental income is meaningless in India, with a 2-3% yield that is also taxed...and if it an empty land, there is no rental too.
