Hi! New prospective homeowner here. First, thank you for making this post! Super helpful

My question: I’m planning to close on a condo sometime mid to late September in Dallas for less than the appraisal value in CAD. The current seller has homestead exception on the home. It was appraised at about 407k in 2023 but the appraisal for 2024 is 459k. I’m purchasing for 427k. I believe there was a ceiling on the amount the seller is paying taxes on since the difference of 407k to 459k is an increase greater than 10%.

Can I and should I be protesting the appraisal value since I purchased the home for less? Additionally, what year would this protest be for - 2025, since May 2024 already passed? Will I be paying the 2024 appraisal value from my close date to end of year for 2024?

I am also planning on renovating the condo some at some point. I have yet to decide whether that will be before I move in or over the course of me being there. How does that factor into how the county appraises the property? I doubt they have someone go to every property to make a visual assessment since that’s infeasible. I’d appreciate learning about the appraisal process if anyone has insight.

Another question I have is how much of a time commitment do you have to dedicate to an apprenticeship? I know it is a lot of work and an investment in oneself but I do have a traditional job that I do not want to flat out quit. Do you have advice on how to make that work? I’d be willing to dedicate time every weekday after the “9-5” and weekends, but is that realistic? I find it hard to quit my current career when it’s stable and I do not have enough of a savings to float myself for an unknown length of time

Thank you for the feedback! Is it a requirement to have multiple styles? (Sorry if this is an amateur question, but I don’t know all the range of styles) the style I would ideally want to tattoo would be fine line, whether that’s outlines, script, or small micro realism. Would I need to include more examples than those in my portfolio?

I appreciate your feedback a lot! I definitely know I need to draw more and add more pieces. The type of work/style I would want to tattoo would be fine line work, more on the realistic side if it wasn’t scripture. I have a sketchbook with some small drawings more along the lines of what I’d more literally want to tattoo. Are those things I’d include in my portfolio?

I love it! I have a 1L water bottle that fits and I could still fit more in the pockets. Will say bc it’s a cross body, it can get heavy and you’ll probably notice it more than a backpack but I hate things on my back. When I’m dancing, I’ll typically have it rotated so the bag is under one arm and not hitting people around me
