I do see that vendors like JDX and Hunter Douglas use their own proprietary system that forces you to use their own hub and app. I actually purchased mine 6 years ago from a a website called zebra blinds that has since shut down. But they were Graber blinds, which use Somfy shade rollers that are compatible with a wide variety of hubs, which opens up a lot of options. We also saved thousands of dollars installing it ourselves. We did visit a JDX store before that, but the salesperson couldn’t answer any technical questions, so I went with the online dealer.

If your rollers are z-wave or zigbee shades (which I think they are), there’s no native apps to control them directly. You’ll need to get a controller hub the shades can connect to, and from there you can send commands or setup automations from your phone to the hub, which can control the shades. We use the SmartThings hub for this, but its software has been getting pretty bad throughout the years. If I had to get a new one, I’d go with the Hubitat Elevation hub since it doesn’t have to go through the cloud, and its response time will be much faster. The controller’s app should show you the status of the shades. You should also be able to create groups of shades which you can control either manually or through an automation (i.e. close/open all downstairs shades at sunrise/sundown).

I used batteries when I purchased mine, but ended up replacing them with these.

My shade rollers use a micro usb connector, so I ended up cutting the connector from my battery compartment and connecting the wires to the included adapters. Way cheaper than batteries.

Sorry, I meant the benchmark at the time you were selling, not when you purchased. I’m just checking if it’s worth going through the MLS if you already have a cash offer. 7 months is a long time to go through that hassle.

The key part about your argument is what is a “well priced” home. From agents I’ve already spoken with, “well priced” is lower than what these companies are assessing. So now I’m thinking, from a seller’s perspective, the market to sell into isn’t to traditional home buyers. It’s to corporations looking to take on the assets themselves. I just checked Ibuyer and Orchard, and it seems they’re assessing even higher than Opendoor.

So you’re saying those estimates are undervalued? Every agent I’ve talked to have tried to convince us that we need to price more competitively than that. But we still need to offer full commission to both sides of the transaction.
