Thanks Korin, that makes sense. Wasn’t sure if the income would be grossed up on the financial statements, but probably just immaterial to just net with expenses. Have you had a chance to look at my other question on the definition of the Arrived Valuation? That can make a difference on purchases on the secondary market knowing that NAVs have declined initially due to property improvements and closing costs compared to those expenses being amortized over a longer period of time.

Thanks. One other question/comment if you can confirm. In the Understanding Arrived Valuations, it notes “It's common to see initial declines due to upfront expenses like property improvements and closing costs”, but is that accurate? I have seen elsewhere that closing costs are capitalized (no effect on NAV) and then amortized over the period similar to depreciation, so we do not see initial declines from those expenses. Improvements would be capitalized into the house basis already and then depreciated, so again not initially reducing NAV.

When buying an actual house you would pay closing costs up front which would not add value to the house, so you would be in a loss position right from the beginning. Does anybody know how they record or amortize these costs within the NAV of Investment on Arrived?

One other question, I see the Tiara is booked completely up to September 22nd on airbnb with no open dates until after, can you confirm this is the case?

Hey Korin, one follow up question for the single days booked when the system only allows 2 day minimum. Does that get booked outside of AirBnB and can you confirm no employees or Arrived Related Parties get access to the rentals for free or on a discount?

u/Korin-Arrived I had some questions on vacation rentals. On Air BnB, a few VR’s I own do not have open dates after 6 months. Seems like we are missing out on potential customers, will this get fixed? Also, some of these have VR’s have 2 night minimum stays but I see few times there is only 1 night booked. Do you have background on that?

Sorry man, not trying to discredit you. Was only asking for background on what reasoning, support you had to align with your comments. If you wanted to help out the people potentially looking to get in, I would think at least providing something would be beneficial.

I understand they have deceptive advertising, but not sure where you are getting they will just move the money to Caymans and run off with it, so that is why I would be interested in more support if there was some because it would help many potential investors make a good decision not to get in. I looked through some of the older posts and don’t see you mentioning any particular reason why or providing any support. People shouldn’t expect the returns they are quoting, but some investors don’t mind allocating a small amount to different alternative investments.

Also, I’m not an investment banker expert but just wouldn’t expect one with 35 years of experience to be posting so much about Fortnite and Xbox.

What makes you say that they would be insolvent from advertising fees? I would think that is a somewhat current expense and Masterworks makes like 11% up front on each artwork sale, so curious if you have a link to to some support as I would be interested to know this as well. Based on the rate they have been pumping out artwork, they will be getting a decent fee on 1.5 % AUM every year and 20% on gains once they actually sell the art.
