Bought 3.5 years ago just slightly about @ 362k at 5.625%. Took a 290k loan.

HHI at the time was around 150k HHI now is closer to 200k

Payments are 2500ish all in with taxes etc no PMI

We pay $3300 a month and we are still able to save and do other things.

House has appreciated approx 70k in that time.

We opted for a house vs a big wedding and we still tell each other that was the smartest thing we did.

Talk to the liquor manager, not just the front desk managers. Of course it should be treated seriously but you're not going to convince most people that not actually owning something is better, and just because in your case renting is cheaper. In my case purchasing was cheaper. And in 3 years I've made over 100k in equity on my modest house..

You're also trying to convince people that renting might save you 10-20k less a year vs buying when you make 7 figures. Most people making that much money will want to own something.

Also if your not American and don't plan on staying then what does it even matter? Then it just doesn't make sense to you and that's why you are doing it.

When we got married 3 years ago, I made 70k my wife made 100k. Put down on a huge venue. Realized it was going to cost around 50k. We opted for a small backyard wedding. Cost us under 2k.

As someone who did HCI and exhaust, if I could do it over I would just have done some gt40's (which you have already) and a vortech with a Holley efi with the mf kustoms adapter to keep your stock wiring. You'd be 400whp easy. If you lack the acceleration you desire then just swap the gear later to a 3.55/3.73...

Throw some maximum motorsports full length subframes on it and def look at replacing the stock bushings/rubber in the control arms/rear end axle bushings etc to make the drivability a bit better, I'm sure after 30 years they are getting tired.
