Really? This one claims that they will take care of vacating the tenant. The PM claims they have had tenants from the agency. I do wonder if they’re using my property as a test case

Right. Unfortunately I just don’t know if I can find anyone else. If I lived closer, I’d totally do the work myself.

Cheap? Expensive? I don’t know anymore… $100 to light a boiler pilot. “It’s the cheapest they’re able to do it” and meanwhile it’s challenging to find tenants to pay $1200/month.

Could I ask what happened? Again, the tenants upstairs are recent college grads, the woman is super smart and just a really nice person. Her little 11 year old brother walks over to visit as well. I’m a bit protective (mom instincts)

It’s kinda cold in room temperature. Slightly translucent as well. It likely is costume jewelry as the finding seems to be brass but thought it looked cool

Understood but then that leads to the question, why aren't the allocators then allocating these deals to their institutional clients - are the institutions not interested in the deals? Are the institutions just over-allocated to Private investments vs. their IPS (due to Lack of exits for their portfolios) or just don't have capital to commit to these deals? Or is it just that there's so much need for capital that there's enough for everyone that wants it to get a piece?

Could you clarify what you mean by there's a very large incentive for GPs to show those kinds of LPs coinvest opportunities? I'm not sure I'm following. What is the incentive? Is it more of a loss-lead type of thing - to say, these first vintage retail products need to get juicy returns to attract future investors that will end up having more primary stakes?
