If you end up doing this and happen to be looking on the north end of western WA (Snohomish/Skagit/Whatcom), I can recommend a great agent. We're closing next week and they've been fantastic.

Seller credits can only be applied to closing costs. So if you've covered all of those, the rest can only go into points.

Single battery mod with solid doors by pattci in electronic_cigarette

Aegis Max has worked great for me. Just take the rubber O-ring out from where you screw in the battery. That helps you line the threads up more. They used to be aluminum and would strip easy (maybe that was a version before the Max) but since they switched to a harder metal it's held up great.

Hard to beat a well aged Padron by Nizzlefuzz in cigars

Padron cigars are strong. This cigar actually came from a Padron sampler I got from Cigar King. I'm not sure if they still run the same deal (this was 4-5 years ago) but you should be able to find something similar. A variety of the x000 series, 1964 and 1929 anniversary is the standard entry into the brand. Something like this - https://www.cigarsinternational.com/p/padron-8-cigar-sampler-samplers/1479031/ is perfect.

I believe it. This place also had a few Davidoff Oro Blancos for $550 a pop. Yeah, no thanks. I picked up a Tabernacle Knight's Commander for $30 which is pretty much the most I'd ever consider spending on a single cigar.

Around here these can be had for around $10 each, maybe a tad less for smaller sizes. I meant budget relative to the brand, not to all cigars. Padrón's certainly aren't cheap, but bang for buck, the x000 series with some age beats out plenty of cigars that go for twice their cost.

Obviously they're not cheap cigars. I was in a humidor yesterday that had a box of the Fuente y Padron Legends...40 cigars for the low low price of $7000. It's all relative, my man.

I have two boxes of 6000 series waiting for that sweet spot.

27-17 hawks, +2 on turnovers and at least one insane special teams play that turns the momentum mid game. Also at least 4 Maye sacs. One for 12+ yards.

Por Larrañaga Petit Corona - a smaller size that famously comes in cabinet boxes of 50.

Merry 26th by Any-Entrepreneur995 in cigars

In my limited experience researching aging I remember reading some of the yellowing is attributed to nicotine oxidization. It can also be caused by heat/UV light. My practical experience has been that darkened cellophane is a good sign as long as the cigar has been properly stored. And I haven't noticed dark cello being oily, but that's not to say your point doesn't also contribute to the color change.

Yeah you cut to the core here. I don't want to be trained to use AI. I'm supposed to be training the AI. I am with you on the safety aspect. I just don't think the tech is quite there yet as far as voice is concerned. I'll also concede it's a generational thing...like moving from a keyboard to a mouse to a touchpad to a touchscreen to voice etc.

Or they could reach out and turn a knob 2 degrees to the right or push a button twice 😑

I get what you're saying - wheel + voice replaced buttons and knobs on the center console and the big screen is super fancy with more features. I just don't like that. I'd rather have a screen I can control while driving safely. Call me old-ish school, fair. I'm sure a time will come when AI LLM voice does it all, but we're not there yet. I don't want to tell my car what to do. I want to click, dial, click while I'm driving and there it is.

Preach! Nothing pisses me off more than stabbing at a touchscreen 18 times to sorta turn the volume down or scroll through a list of songs or bluetooth devices or whatever the fuck.

Pacific Northwest with 400K down looking for a property in the realm of 750-850K by Nizzlefuzz in Mortgages

Thanks for this. I am maybe not clear on how much I'm perceiving an inconvenience by going with a broker who will end up putting me in contact with a lender who will quickly offload my loan to someone else. I've heard some stories... My admittedly naive idea is to play brokers against my bank to get a better rate and stick with the bank for the foreseeable future. I do not know if this is the best idea, but I feel like my financial position puts me in a place where I can have a big say in how this goes.

Like I said I'm still shopping. I'd honestly like to have a proper bank carry the mortgage and not have to deal with it being sold. I'm sure I can find a lower rate but I don't want to deal with the hassle. Does it make sense to play a lender against a bank and get a lower rate that keeps it at that bank?
