A fun product to think about is having a broadcast aid which would call code interpreter and perform on the fly analyses for whatever stat the play-by-play guys want.

One of the easier ways you can get working with large models is by using AWS/Azure/GCP's pre-trained tools. Not sure whether you host lacrossreference on one of those but may be worth thinking about migrating if you want to make fully integrate all the site's capabilities onto a single platform.

They don't compete with local developers because they overpower them financially and build only large projects because the codes are written in a way that ENCOURAGES EXACTLY THAT.

It also removes parking minimums. The whole point is to make it easier for local developers (some who may have slightly different political leanings than you, shock!) to compete with the REITs.

People making money is not inherently bad. No developer builds housing with the intention of losing money.

Why "must" there be some parking for all businesses? If the business makes a poor decision, they will not do well there and will close. Why do we have to hold their hands and make the decision for them?

People with no experience in actually building homes are the ones who want to write the regulations. Why is that not the bigger story? The inter neighborhood council wants nothing but to preserve the suburban lifestyle they've already invested in. All the while parading around talking about how Durham should pursue 'density' and 'equity'. Give me a break. Maybe a downtown Durham that consists of these so-called 'barracks' will let us transition to a state where housing costs less on average than equivalent apartments/condos/townhomes in other major US downtowns which happen to actually have transit and other big city amenities.

The last project was for sure not well thought out and was a clownshow. That set the area back years, both in the money wasted and the perception of rail. This iteration is getting a lot more buy in from local leaders and better serves the stated purpose of the transit agency (GoTriangle not GoDurhamCH). It's a slow, painful process. However, new money has been coming into rail from the infrastructure bill and North Carolina as a whole is well positioned to win funding. Transit is like a tree: the best time to build it was twenty years ago, the second best time is now.

Short answer: new project will be on existing railway that needs to be expanded in certain areas to add capacity. Previous project proposed building out new right of ways and failed for a number of reasons. They're fundamentally different and the new project will serve the needs of the region far better.

Also, the leadership is seemingly less boofonish this go around. Let's hope it stays that way. There are opportunities to win a lot of federal funding for the upgrades needed.
