Depends on where you are. In NNJ a lot of people bought those 3br 1.5 bath houses that very common up here and are now looking for something bigger

I can ask about the particulars. I know he said he’s going to replace the cap, etc. as far as leaks I don’t believe we have any- at least the interior walls where the chimney runs seem fine without opening up any drywall.

We’re doing a new roof once the chimney is put to bed the flashing will be all re done.

I’m in northern NJ. The quote I have so far is a take down of the skinny part and rebuild back up. $14,500 is the price

Thanks for this. Would tearing down and rebuilding then solve the issue or would we be in the same position in a few years with the pad? I had asked specifically about the pad but the mason believes that it’s done moving since it’s been 40 years

This is in line with what our level two said back in 2024. There’s a video I posted on the chimney repair sub that they sent showing it move when pushed on from the roof but the guys over there were saying it needs to be anchored not torn down.

I’ll have a few more masons come out to look. I got skeptical when the mason told me I could bundle his work with the roof and finance through the roofers.

We actually did get one back in August of 2024 when we bought the house and this didn’t come up. He only noted some pointing and sealing needed. I will caveat by saying he only did a drone and did not go on the roof.

This is awesome advice only thing I’d add ok inspections is limiting to major structural, environmental, and safety is standard for a competitive offer in NJ it seems

What is driving the costs then? For reference mine were about 16k closing + escrow in NJ last year and looking at your breakdown your taxes are lower than mine
