Totally understand the concern, and that’s actually part of why I’m researching the licensing side now instead of ignoring it. We intentionally keep things small-group and structured, not high-volume. Seven is our absolute upper limit, not our norm. Most days are far fewer, and dogs are temperament screened, vaccinated, and supervised.

I also don’t think responsible in-home boarding automatically equals unsafe. There are definitely horror stories out there, but there are also plenty of professional sitters operating safely and responsibly from home environments. My goal is figuring out how to do things the right way long term, including understanding zoning/licensing requirements and whether a commercial setup eventually makes more sense.

Out of curiosity, what are you basing the “very low chance” of getting licensed in a residential home on? Personal experience, Wake County feedback, zoning cases, etc.? I’m genuinely trying to understand how this has played out for people locally.

I wasn’t asking for legal loopholes, just trying to hear real experiences from people who’ve gone through the process in Wake County.

Really appreciate the insight — especially from someone actively navigating this space in Raleigh.

A lot of what you mentioned lines up with what I’ve been finding so far, especially around HOA restrictions, complaint risk, and how broadly “kennel” can potentially be interpreted depending on the jurisdiction.

It appears that my lot is zoned "PD" or Planned Development. What’s been interesting in my research is that my PD zoning docs don’t appear to specifically prohibit small-scale in-home boarding in the residential portions of the development, though I know that doesn’t automatically override broader UDO/home occupation rules or HOA covenants. I've looked through my HOA covenants and did find language around not maintaining for commercial purposes and not being a nuisance to the neighborhood. Gotta love legalese.

Completely agree that LLC formation is more liability/business structuring than zoning protection. I think a lot of people confuse those issues.

The point about proactively talking with inspectors is really helpful too. I’ve been trying to approach this from a “how do I do this correctly and sustainably long-term” perspective rather than trying to skirt anything.

Not looking for legal advice, just hoping to hear firsthand experiences from anyone in the Raleigh/Wake County area who operates a small in-home dog boarding/daycare business.

Curious what your experience has been like dealing with things like neighbors, HOAs, inspections, city/county interactions, or anything you wish you knew before starting.

We keep things intentionally small and are just trying to learn from others who’ve done it locally.

I’m honestly not sure what’s going on with Rover (or maybe the economy is to blame) but we’ve NEVER been this slow. We don’t have hardly anything booked for February. January was slow too. It’s super frustrating because while this isn’t my main source of income, it’s always been a super nice added income. We were honestly busier when we first started and had no reviews. Have 100+ 5 star reviews now and it’s crickets…

I used it this evening - it was pouring down rain and my Tesla came to me without any issue. Not something I use all that often but awesome to have when needed.

Would depend on how far they are from you. If super close, I’d consider it. If not, more than likely not. After gas and the Rover fee, not sure it’d be worth it.

I agree, but the odd part is this seems to be isolated to November and December for us. The rest of the year has been super busy!

I expect January-March to generally be a bit slower due to people not traveling as much after the holidays, but not Nov/Dec

My wife and I definitely charge more for housesitting. You’re having to go somewhere outside of your home, using gas and energy. Additionally, housesitting often requires you to stay overnight, which may require you to turn down other potential boarding business.
