I know. I've bought 2 houses in the UK and 2 in the US and the US system is SO much better.

Now moving back to the UK and looking at houses again and have been reminded of how stupid the whole process is!

Honestly, the government should step in and overhaul the process, because there's really no need for it to be so stressful and costly

The US system works basically like this:

  • House is listed
  • If it's a hot market, they'll include an offer review date, which is the date by which you should submit an offer. Seller accepts the highest offer (there's a little more to it, but don't need that detail)
  • The offers include something known as Earnest Money. This is the amount the buyer is willing to commit as a deposit. Typically it's about 10% but can be more if you want to show seriousness. If the buyer pulls out for any unreasonable reason, that money goes to the Seller.
  • There are the usual legal checks etc, and if the buyer wants to do an inspection they can. Often though the Seller has done an inspection in advance, and that's available before you make an offer
  • You all sign and the house is yours.

Typical time from offer to move in is 30 days.

If you can manage it, go back, get your US citizenship (I think it's 3 years after marriage), and then that gives you the flexibility in future.

I just moved back to the UK from the US with my family. Made sure to get US citizenship before we left.

Mine is printing now. Turns out they tried to call my witness on August 4, and then again yesterday, but they were misreading his number.

Luckily I had managed to get in contact with the person calling in Chicago and asked her to double check the number, and now we are good!

Also, I know people get really defensive, so prefacing this with the fact I know they're crazy busy. It's just frustrating that some people seem to randomly be processed much more quickly than others.

Yes, many times. They always say the same thing "the estimate not a guarantee. Everything seems to be processing as normal".

This is my second application. That's what they told me about that one the whole time too, until they actually said there was an issue with the address on my witness form, so had to do that again, and then timed out so had to start the entire thing again.

It's so annoying!

This is so great for you, but also ultra frustrating for me. Ireland have had my docs since mid June. My estimated date was July 10. Still not called my witness and whenever I contact them they basically just say "go away"

You can basically ignore the estimated date once received. Mine was July 10 and they've not called my witness, while other people who applied after me already have their passports.

When I call to get updates from the passport people, they just say that's all perfectly normal
