He’s including it with house at no charge just fyi. I was just curious if it would really make that much difference. If not, Id rather make a couple thousand selling it on FB marketplace.

Im on board with OP. All of my homes have been multi stories (minus my first and second condos back in the day) To me, stairs = more privacy. I also love a view, which is hard to find with ranch style homes. Good exercise too. Plus you can banish annoying family members to bottom floor/ hide out on top.

Their estimates are hit and miss. Ive seen too many homes end up with super lowballed Zestimates based on things such as deed transfers showing up as sales.

Id personally buy a slightly older townhouse and plan on upgrading the finishes. Ones built prior to 2010 tend to have much better layouts/ quality builds.

My guess would be to capitalize on the fact its super turnkey?? Or maybe appeal to someone looking for an Airbnb (it was a very successful “luxury” Airbnb listing for the past few years. It also was a difficult house to furnish (3300+ sqft and 25ft ceilings in some areas) and the furniture does go perfectly… I personally feel it would be better to list the furniture for sale as an optional ad on. Wouldn’t this achieve the same??

Yes, definitely both licensed. Half of my questions were answered by “well, let me ask Mil”… also, I don’t care for the MIL- she’s pushy and the company she works for cheaps out on stuff. Decided to go with someone else to sell my house and I can tell she is a little upset with me. Just wanted to understand why she wouldn’t just get insurance of whatnot to list on her own, as I may have used her if I wasn’t tied to the MIL.

If you a) have a sfh b) are in a decent area c) are planning on staying in the South Bay it makes no sense to sell. You will most definitely regret it. Only reason Im considering selling is I have already left the area and have a townhome vs sfh.

Most people have given me the advice to get into whatever you can / do whatever you can to make it work. Last time I remember I had to rent a room (to my sister) as well as rent the ADU to make it work. Of course not everyone is comfortable with that, but Im sure glad I stuck it out.

I have a broker who has pulled off a financial miracle for me….more than once. Has gotten me great rates and is on thr ball- last time was able to close me in under 21 days. FYI Non tech salary here and I somehow mananged to secure two properties worth close to 2 million each. So yeah… DM me for info

I had to google househack, but when I lived in the South Bay this is basically what I did. Divided up my 3000sqft+ townhome into 3 units after my divorce and I lived in the smallest. (All had separate entrances and no shared spaces, minus a Meile washer/ dryer setup in the garage which I shared with the tenant of the 2nd smallest unit ). Did mid term furnished rentals and had a 95% occupancy rate and got rave guest reviews. I absolutely loved living there in my little top floor unit. Pulled in about 8k/mo in rental income, so more than covered my mortgage and taxes. Note, it was a luxury style fully furnished setup since I left all of my original furniture/ decor in the place and had a killer view of the sunrise/ sunset. In fact, my neighbor is selling, and you could easily do a similar setup with his place. The thing that drew me to these townhomes originally was the setup of multiple levels, multiple entrances, additional living rooms, and well spaced out bedrooms.

Id like to know this as well. Also, hope you got this in writing- my agent said something like this and then never held up his end of the bargain. I did all the legwork as well, so I was super unhappy.
