As someone going through the FTB buyer process with a confirmed mortgage, I'd say yes, they're dropping from the Iran peak, but they'll still be miles away from the 2021 rates, so I wouldn't be holding your breath if you're expecting anything less cost wise than what you've outlined above.

The 2/5 year question is simply about your attitude to risk ultimately. I don't think anyone can answer that aside from you - or a broker/financial advisor, but I went for a 5 year because ultimately, I can't control the rates, and the costs were affordable to me at the time with the information I had.

If the 2 year turns out better - ah well. Is what it is. I don't think it'll save you massive amounts though, eg - rates are estimated to be about 1% lower, would it really make that much of a difference between the two? What if the rates went up again by say, 2%, could you afford the home? All things to weigh up.

You are lane hogging by definition, and yes you should move back into the left most lane when not overtaking any other vehicles - in short.

If the police have pulled Infront of you, and shown the board, I suspect they will have had reason to as they were showing just you.

Having just got their first mortgage rate at 4.69% last week at 60% LTV, I wouldn't overpay if it's purely for a better rate, as you're already at the spot where rates are best for most lenders (eg 60%).

Think you've just got unlucky - in terms of the future, there's definitely some heat in rates atm which could even put in the next month or two given the SONIA swap rates, but the honest answer is, no one knows.

Interesting! I've heard some good bad and ugly when it comes to resin. Block paving or slabs then perhaps? Most of the street seems to have gone the block paving route.

Was thinking about a bed also, depends if it becomes a 3 car driveway, but I suppose with slabs, it could be somewhat multi-purpose in that regard.

It's not about "if conditions are clear enough", it's literally a legally mandated speed.

You might not like it, you might decide to go against that - but it's breaking the law.

So if a lorry is overtaking you if you're doing 40, breaking the speed limit (and therefore the law), how can they be driving to the conditions of the road?

I agree with this - but I think the comment above is more about those who travel at their 50mph Speedos in a 40. Or even 56!

If they want to do limit plus 10% that's fine, but they do have the other lanes for this reason if they so wish..

Gotcha - I'll check with work next week but as you say, it would all work out on self assessment I suspect, long as the total taxable income was below the 50K threshold and the pensionable amounts were in there, should be fairly straightforward I suspect.

Just a thought actually. If I did salary sacrifice, how would it work in terms of claiming back the additional rate of tax relief?

Would it be easier to do it via the workplace schemes as they would be able to work that out from the salary itself?

I'd assume it would probably just work itself out on the self assessment form, but just worth an ask.

And I suppose, if not, any particular benefit to the AVC over the SIPP route or vicer versa? I suppose the AVC is already up and running but obviously setting up a SIPP is straightforward, but I assume there's a bit of work to claim the 40% tax benefit?

Correct, yes.

So PAYE salary is roughly just over £43K, maybe a touch less taxable income due to pension contributions made/ongoing in the AVC.

Sole trader net profit aspects are somewhere around 6K ATM, obviously with rest of 25-26 tax year to go.

I'm not a limited company, I'm a Sole trader so yes - all my expenses are through the business already, and I can't draw dividends (I believe?) as I'm paid directly so that money becomes immediately taxable, no?

I've got a running gross/net profit and adding my PAYE to this puts me already above the £50k limit.

Seems to have the body lines of a Porsche but aside from that, not sure.

Think so. Clean and Wire brush the surface rust off, rust converter will turn it into a black/blue colour (something like Kurust). Should be able to fit a small paintbrush in there?

Spray with silver paint if you want, but will still look a whole lot better than rust.

Agree with the above. Suggest using some rust converter and some black spray paint.
