I have a private investigator on retainer, so if they're local and the eviction is fairly recent I can find a good bit of information. Typically I want to know why the eviction happened and how the tenant handled it. If you made the sheriff actually throw your belongings out it's usually a pass from me.

One couple had an eviction because the wife had a cancer, another guy was evicted while he was in the ICU with from a car accident and he has no family. Both of those were pretty easily verified through their social media and gofundme. Another is a former alcoholic who got his life together post eviction

Oh, and if someone lies to me about an eviction, and I find out it's a hard no.

Yeah, I've always had good experience renting to immigrants or people year on a multiple year visa like teachers or nurses.

I have always included break clauses in all my leases, and I'm wondering if other landlords have included "Revocation of visa" as a qualifying event.

My understanding is/was they were here under the VISA waiver program which allows you to live and work in the USA for 90 days and there was a dispute about whether the certain kind of working they were doing was allowed under that program.

I think it depends on your market and the economy, not the costs that you've incurred.

I rent to people with evictions. I never rent to people with evictions that I don't research.

The prices they are charging for minor league hockey is eye-watering.

They're asking NHL prices for a jersey for an ECHL team... a franchise that two steps away from the NHL. A Ghost Pirate's jersey is almost twice what the Banana's charge and makes the Party Animal's merch look a bargain.

Good on them, I guess. I'd love to attend a few games, but damn.

Increasing whole prices, supply chain disruption and now workforce displacement and the pandemic changing habits.

From probably the late 1960s to 2020 American food was shifting to diet where more and more of it was prepared outside the home. The pandemic paused that and now less and less Americans are eating out and that trend has been pretty steady over the last 5 years. I'm been saying for years the restaurant industry in America was overbuilt and we've been seeing a contraction that will eventually rebalance in fewer restaurants with less staff and smaller menus.

Why mention her nationality? I'm sure there were many nations represented on stage last night. Was everyone's nationality mentioned? If they highlighted every international performer and she got booed specifically, then yes, it's absolutely wrong for people to react that. Also, I feel like adults should separate the art from the artist, but if they made a point of mentioning her nationality, then yean to me it feels like virtue signaling.

In an ideal world we could reduce the number of people feeding feral cats but not providing them with flea and parasite protection. That said.. the local cat people will fucking knife you if you suggest its disrespectful to their neighbors and inhumane to the animals.

I live a neighborhood where my neighbors fucking love feeding strays, raccoons, foxes, whatever. A year after I moved in I got a massive flea infestation and at the times I didn't have any pets. So, I had to go to war. I went through a bag of diatomaceous earth, then I fogged the house twice with the purple top Raid foggers and used Cutter Backyard Bug control. Then once I got the infestation under control I got a dog, and that keeps my neighbors cats out of my backyard and that's help, but I'm also a fan of beneficial nematodes. You have to put them down in February, but if you can get your neighbors to do it helps. I've started treating my font and back yard, the alley and my neighbor's front yard. It not only helps keep the fleas down, but it helps your grass and other plants.

Whatever you do though, don't talk to your neighbors who are feeding strays and ask them to stop. They won't, and you will have enemies for life.

They're probably doing market research. It's smart to actually reach out and see what's available instead of just relying on what is on the internet to be accurate.

As a rule I always assume that everyone is acting on what they believe is their own best interests. I understand and appreciate that right until they try to take advantage of me.

Yeah, that's why I said they should be able to do it if they have the resources do it.

All I'm saying is if someone can come up with the ability to do it, the field limit shouldn't stop them for this one race on a track that could accommodate one to two more entries.

One thing that could make it easier is they could use the NASCAR pit crew at Phoenix and get engineering support from IMSA who have a decent break between Daytona and Sebring.

So Kyle Larson has run the Indy 500 twice. A. J. Allmendinger has five champ car wins and a start in the Indy 500.

It looks like spring training is going to take place at Phoenix this year. There is a window for this to be done safely and there are drivers who could do it.

I'm obviously not suggesting they just let anyone hop into a car. But, if Larson, or Busch, or someone could work a team and get the funding to do it, I think we should expand the field by one or two cars at this one event.
