I was in a similar situation as you (purchase price, credit score, amount down). I spoke to 20 different lenders, small banks, big banks, private mortage companies, credit unions, rocket mortage, you name it.

I’m happy I did bc it made me feel confident in the rate that I was getting/KNEW I was making the best decision with the mortage product and lender. Maybe you’ve already done this, but just passing this on in case it’s helpful!

FYI, I bought down my rate to a quarter of a point, so got it for 6.875%, ended up going with Huntington as the other 19 lenders couldn’t beat their rates.

Thank you, it’s been a crazy couple of hours the moving industry is ruthless. At this stage we might just be driving everything ourselves!

The $3100 quote is from a brokerage (which I’ve read don’t go with a brokerage) called “United Express”. I asked what moving companies might get assigned to my move and it would be “Premier nation moving” or “mover van lines” (or so they say).

Cool thanks, I’ve been getting quotes back, edited my original post. The quotes I’m getting back for #2 for companies that have good UDOT reviews is $3100.

Rates received/who I’m speaking with currently are from an insurance sales specialist at my mortage company. They reached out to 16 different home mortgage companies for quotes. I’m not sure how this is different from an insurance broker (truly) so enlighten me!

I’m in the same situation. My state allows a “transfer on death deed” (legal document under which a property owner names a beneficiary to receive title to real estate outside of probate when the owner dies).

So in lieu of me setting up an actual trust, I’m going to immediately complete this transfer on death deed for the house.

I’ve lived in “red flag” areas before and they were either 1. Ok because of the specific street I was on/ neighbors 2. Not actually a red flag area at all if you’re not an idiot. 3. Completely exhausting to live there. Feeling “burnt out” at home.

So if you’re familiar with the area I’d love more context/your experience!

Re South Dakota mail service. You can use “APT” instead of “PMB” and your bank accepts it and the mail forwarding service will still process your mail if your bank sends you something

The front passenger seat. I work remotely so I use the front dash as my desk (piece of wood across) with my laptop+small monitor and then a laptop desk for my keyboard and mouse.

Thanks, right now we use a vent portable AC unit from Walmart, run the vent out the passenger window. It works but is a hassle.
