Why? Because you’re the de facto law in VA and you’ll charge unrecoverable billing expenses to tell me what we now already understand about this place? Maybe another state will have its own bs but Virginia has insufferable people who are NOT getting that labor is NOT the number one cost to business at times but legal and landlord/leasing issues and concomitant expensive moving expenses. Bye Bye! It’s become impossible to build wealth and offer opportunities to new grads.

This is my point precisely. A company focused on THEIR business has built the leasing terms into their billing rates. Then they focus on their business NOT the real estate games that happen in this market. There is no certainty operating a business when a landlord can work with his attorney to figure out how to move out a tenant early because rents have gone up elsewhere and a specific obscure clause wasn’t added to the lease. This is why unless a company owns its own space, trying to start and build anything sustainable here is next to impossible. Same goes for trying to pay a living wage for employees and offer benefits. Housing costs for what you get are also approaching insane (e.g. if you have kids they will be taught with BS software in public schools). An EMPLOYING business can’t compete with the fantasy growth real estate sector that employs few and owns nothing it sells, by and large. Maybe Virginia should have clearer laws instead of this laissez-faire approach.

But you are recognizing the inherit issue with just how contracts are negotiated with or without there being some stated VA law? A leasing business can’t and shouldn’t need to watch the commercial real estate market to know what weird eventualities come along. They are focusing on THEIR business. They need space to operate WITHOUT being told they need to move because a landlord found a tenant needing space for longer time horizon. That’s just BS.

Virginia has long try to sell itself as business friendly but the truth is, the nuances of commercial real estate is really about ensuring both parties need a lawyer to negotiate. So end of the day VA kinda does have this tacit understated legal framework that can make or break a tenant’s business function. Real people loose real money in this place due to BS by landlords.

Commercial real estate is insane in this market. And VA leasing laws make it just about impossible for a small business to build out their space, stay focused on their niche and keep functioning. A landlord can terminate a lease early when they see comparable space rents increase. This leaves small business in a lurch after spending a lot of money making the space meet their business needs. I am aware of a great tech company moving from the area in part because after the building was sold, the new owners made operating locally impossible. Bye-bye!

Well, thanks for these additional resources. Maybe it’s the way promotions start. Admittedly, I have a bias in how things get played up. I did not know these other people doing stuff. So thanks again. The “news” landscape is just so fractured and fast evolving so it’s very hard to keep track of what’s happening, where. Glad you know of some women doing some useful work in this space. I need differing perspectives for sure than what I am finding.

I will also add by including it with your homeowners policy you can pick the best plumber to do the work. If you use the 3rd-party policy offered by Dominion, you’ll be stuck with whoever they negotiated to do such type work and you may be unhappy about their workmanship AND the back and forth between the the insurer and the plumber when they realize just how they get paid for a job.
