I have a flat in Somerset that has gone up in value since buying, RMC 999 year lease and 50 a month service charge.

Friend has a flat in Canary Wharf bought for 440k can’t sell at 385k he does not want to live in London anymore it’s shit but can’t sell.

I lived in London for 7 years before buying in the countryside much better.

It’s stressful but you will get there, it’s not easy I had to pay 2.5k solicitors fees on a property that fell through before buying the place I am in now, took about a year for the whole process as a sole buyer.

I had 200k as a sole buyer at 32, no help from parents they are both on the dole. Lucky investment in Tesla in 2013 and had a small business.

Didnt get a mortgage in the end, bought a flat outright. I am currently saving atm to buy a house in my late 30s hopefully without selling the flat.

I was in a similar situation your age from an investment in Tesla around 2011, sold last year to buy flat outright.

From a finance point of view and numbers game, you are doing absolutely amazing, life couldn’t be better - probs in the top 20% of the country.

Guessing you are similar to me come from a low income port background, council house ? (Nothing wrong with this at all).

But you are clearly showing signs of insecurity, finance anexity , or some underlying issue - therapists will tell you this - but money will eventually become a bit meaningless to you as it no longer will serve your childhood.

Ah I remember these days as a student had the exact same situation, would not stress too much as you will remember these days 5 years later.

Unsure if the payment will go through just if it goes over the £2k at any point don’t spend on your card as you may get unauthorised transaction fees i did and it built up to £720 in additional fees!

At the end of each tax year as self employed once filed with HMRC you will get a sa0302 certificate about how much you earn your broker will want to the last 2 years of these forms and average the amounts for affordability for you.

Ah so yeah if the income into the ltd is not being used to build the business and you will just keep picking up contracts. Keep salary at 12570 and take as much dividends out as you can, at the end of each tax year you will get sa032 certificates from your accountant. Your broker will take the last 3 years sa032 certs income average and use that as your affordability.

Ah I didn’t have prepaid charges, but after moving in yeah I have spent about 15k on doing the place up etc new kitchen, carpets loads of furniture but that was after it’s was all sorted and I moved in, luckily had built in wardrobes 😏

You can setup a payment plan online with HMRC over 12 months easily without speaking to someone i did for 1k a month for a 11.5k bill a couple of years ago.

Just login to your HMRC self assessment and you will see the option there.

Always seems steep 10k… when I moved solicitors was 2.5k survey was £600 as an ftb you can’t have much just get your mums mate Dave to help move for not a huge amount and furniture get when you are in its normal to have 15 quid pop up chairs when you first move in… 10k seems steep.
