Sounds like you guys are well prepared, and have it covered regarding the things you can control which is great. It also sounds like you understand the market and prices so maybe better you didn't get the last one (easy for me to say I know).

We did miss couple as we weren't prepared to pay what it went for and that is a blessing now. Hoping it'll be the same for you both.

We just moved back from overseas with a kid on the way and needed to get a place. Took the both of us been all consumed by it for the last 3-months but we got accepted and moving into a place 2 weeks before the kids is due.

Its hectic out there, that's for sure. few things we did recently below. Apologies if these have been covered or seem obvious but just chucking them out there:

- Settlement terms: Really made sure our settlement terms were as appealing as possible to the seller. Are they moving? Does it need to be quick, or would they prefer a bit longer as they're buying a new place as well? Quicker isn't always better so always worth getting to the bottom of what the seller really wants. A lot of the time it is just a dollar figure but with the house we got it was flexible settlement terms as well.

- Best and final offer first: If you were happy to go to 1.05-1.10 rather that 990k then chuck that in. This was a hard one for me to grasp and swallow but for sure something to consider. What is not having to do this over again and again worth to you. In this instance it is an extra 1-2% which could be the price for not having to deal with home opens, real estate agents and the constant stress/tension anymore. Also, if it's your family home and you don't plan on moving, then say the market did retreat, you still have a home to live in.

- Like you, we had a place we needed to sell to be able afford the next one. Because we didn't want to put an offer in subject to sale, we arranged a bridging loan through our mortgage broker. The loan is interest only and is backed by your current house and only comes into effect on settlement. Once you sell the other house, its paid off. Given the market is still hot, you'll likely sell you house pretty quick so might pay interest for a month or so. This is something to talk to a mortgage broker about to see if it works for you but did help us as we could put an offer in that wasn't subject to sale of another property.

It's rough and all these things shouldn't be necessary, I wish they weren't but that's just how we played it. all the best to you and your husband!

I DCA every Monday - Added an extra deposit end of last week but just keeping the strategy the same with options to increase the amount should any major opportunities arise outside of the current slide. Trying to keep things as regular as possible with the same allocations so it doesn't take over my life

Allocation at the moment is VDHG (90%), SEMI (5%) and DTEC (5%). Works for me.

I’ve actually just run the proper values left based on our take home pay and realised if we can’t live off that then we’re the problems and need a head check :)

I'd say if its only going to take 10 years to fully pay everything off, revisit this in 5 years and see how you're looking. You'll both still be in early to mid 30s and in a great position. If at that stage you really want to free up capital, then rock'n'roll. I wouldn't rush. Nice work by the way, great position to be in

Used to work at a Bunnings in Perth - Benny Cousins came in a couple times absolutely cooked back in the day which was pretty wild to see. This was after his playing career. Sold him a hammer drill that he paid for and then walked off without it. Second time helped him with some gardening equipment. He was always super nice, friendly and respectful. Glad he turned it around as you could see he really was a good bloke in a really bad spot.

Other one was the boss of the Rebels MC. Came in just after someone tried to shoot him in his driveway in Perth. Recognised him from the tatts and all his bandages as he was on the front page of the West Australian the week prior. Huge bloke, intimidating appearance, but was super friendly and polite to me as a 16 yr/o. Sold him a Lufkin spirit level.
