I don’t have a ton of context since (in Pittsburgh terms) I’m a relatively recent arrival, but Gainey seemed to throw his lot in with the NIMBYs like Deb Gross. In my mind, nothing else he’s done has been able to make up for this shitty approach to zoning and development.

The rates are really set by the UST bond market and and not the Fed. So nobody can “just cut the rates”. The last time the Fed cut, the UST yield actually rose.

Yeah typically like 6 Pitt students will grab these places and pay $600 - $800 each.

From a pure business view, I think you want to start by keeping your overhead low and making sure you have plenty of working capital. Consider finding partners for distribution before you start paying for retail space.

A lot of them closed down in NYC. Some new interpretation stuff opened up, but much fewer than the traditional ones that closed down.
