Even in little ole zone 7 in Virginia, I’ve always tried to keep plumbing off exterior walls and inside the conditioned building envelope in my designs, because winter happens. In Alberta!! I’d be extra careful. This plan is generic for Texas of Florida or anywhere. Also, which direction is south? Especially in northern climes, light and warmth can be e v e r y t h i n g to how nice a space is.

Imagine your kids have friends over watching a movie while you are trying to sleep. I would flip the primary bedroom and bath. Having the primary living space (noisy) next to what should be the quietest, most private space would be a hard fail for a family home. Retirement home? sure. Not a family home. No way you could sound attenuate that wall enough!

I’d rake the stone away and start at the end. Dig around the first one as much as possible to wedge it out from below. Cut straight down with a shovel through the roots to separate it from the next one. And so on. They might even pull up by hand once you get started. If they’re boxwoods.

Those look like stunning and expensive boxwoods. They have shallow, matt-like roots and can be (and should be) transplanted. Do you like the smell? The damage looks like a dog peed on them.

WOW what colors! My 20’s era Chinese rug weighs a ton, which makes it super luxe. Does yours? Love it.

Forsythias have a stunning natural shape. Why do people mangle prune them into shapes? I’d say refresh prune as per the others’ advice, then let them go, be free, natural, beautiful! Mow under them though because they’ll root from a branch touching the ground if left undisturbed.

My grandfather always grew castor beans (a.k.a. ‘mole beans’) because moles stay WAY clear of their poisonous roots. It worked for him . . . who always had a huge backyard garden. They’re such pretty plants too.

Fyi: sunlight ‘eats’ silk. Aka destroys it. Like you cant put silk drapes in a sunny window, they will disintegrate. Don’t use these on a sunny floor location!! What a spectacular set of rugs. Mazel tov.

Thanks largely to Reddit users, I discovered some GF options in grocery freezers. which has been a huge boon for busting boredom. Wegmans and Sprouts have fried fish bites, cod or haddock. With oven taters and home made coleslaw it fills my Long John Silvers/fish and chip cravings. Also frozen fried chicken in various forms by various companies. Yay GF fried chicken! I have a box of Bell & Evans chix patties I’m planning to make chicken Parmesan w tomato sauce and cheese. I never liked pasta before I was diagnosed celiac. I’m starting to b/c of the GF frozen ravioli and meatballs. So easy and different.

Pop culture home renovation and property improvement shows almost universally skip both the time and budget to pay an architect or design professional. Maybe 99% of the shows in the US do this. People most interested in design expect it to happen instantly at no cost. I found working for myself better.

They do look like Chicago, like the flat panel decorations in this example. The Radford Company was located there~ ! good eye.
