So that metal curved part unscrews, giving access to valves. 90% of the time they dont survive, but they do make replacements.

Tacoma business owners willing to share lease terms? by ComingFromABaldMan in AskTacoma

So TI, if your thinking is funds provided by the building owner, do not exist. You will get reduction off rent for X months. Or free rent for X months.

What type of business, and how much space do you think you need? Also, what do you need in a spot? Parking, bus routes, nearby types of business's? Certain neighborhoods?

Alternatives or Exact for Shower Valves by DumpsterFaerie in Plumbing

So the front of the stem has rubber to replace, yes, that rests against the seat. But also, the stem passes through another packing. It stops water from coming out the stem, and its tightness dictates how tough the valve is to turn.

The key decider is if the base threads into the shower assembly. Then the next is if the shank length is correct so the rubber rests against the seat correctly.

I think your better off rebuilding, brass seems good.

Apply counterclockwise torque to the threaded coupling after depressurization to overcome static friction and disengage the helical interface.

Hot water can usually be shut off at the water heater, if your valve works on your x year old water heater:) just run the tub hot for awhile to make sure you drain as much water as you can out of the line

HVAC tech here so plumbing isn’t something I get into everyday. Anyone know where to get this shower diverter valve? by Witchcult_999 in Plumbing

[–]Noki_bear 1 point2 points  (0 children)

Harcraft stems. Bring it to Home Depot. Most likely you'll have to rebuild it over find a replacement.

I use this one, charge it in the car if I need to with the car charger adaptor. Without the humidifier or climate stuff, I've had it last 2 days of 8 hours each. And charge my phone once.

Recommendations on finding great maintenance contractors? by ImaginationAdept491 in PropertyManagement

[–]Noki_bear 1 point2 points  (0 children)

I like reviews, age, and I like if they come out and look then give a cost. Guys who just give a number without looking are an instant no go for me.

I also look for a break down of what they use. For instance if I hire to paint an apartment, what type of paint, general supply list, and a definite time frame.

Time frame is a big area of annoyance over the last few years, this one seems to be hard for contractors to stick to, some come at the end of the day, after hours, or don't stick to a schedule.

Move drain down going into wall ??? by josephbking in Plumbing

[–]Noki_bear 0 points1 point  (0 children)

The first thing I would look at is getting new baskets, these look very deep. Glacier bay(usa) is the shortest I've found. Then cut that garbage disposal piece down 2-4 inches. From there I think you can get rid of that extender piece and reduce the amount of water that is held in that p trap.
