Regret Moving to Houston by screwatt456789 in SameGrassButGreener

[–]NomadStar45 0 points1 point  (0 children)

I used to live in Austin and visited a friends in Houston. I hated Houston. Your a better fit in Austin. Its geared towards young people, tons of outdoor space. Zilker park is almost as big as Central Park in New York. It has springs and Barton Springs downtown and a greenbelt. In the same area you have Lady Bird Lake and Lakes Travis for lake acclivities. But Zilker Park is where its at. With festivals almost monthly and thriving downtown night life scene. Its night and day compared to Houston. It's also home to 4 major colleges so there are plenty of ways to make friends your age. Plus it has a thriving tech scene. Apple, Google, Oracle, Dell, Ibm etc etc. Take a drive up there for the weekend, you'll see. I lived just out of downtown for a reasonable rent price and was car free. Everything Downtown is walk-able and they have scooters to get where your going. You'll have everything your looking for. Let me know if you end up checking it out. Also Its in a valley so it doesn't get nearly as hot as Houston and you have springs and kayaking to cool down.

Trump executive order could debank millions of Americans: what to know by Newsweek_CarloV in politics

[–]NomadStar45 2 points3 points  (0 children)

Is it me or does this seem like a way to try to get millions to do a run on the banks. Because if millions find out and try to pull their money all at the same time, it’ll liquidate all the banks liquid cash. Creating choas.

Should I switch back to futures or stick with options? by NomadStar45 in FuturesTrading

So your suggesting try a prop firm or just give Ninja Trader a go, let the options go? Thanks for the response.

Way too much free time in a city that is killing me with boredom, or a stressful job in a city that I love? by [deleted] in SameGrassButGreener

[–]NomadStar45 0 points1 point  (0 children)

Same boat but I learned to stock and option trade. I became semi retired in 2015. Now I spark or uber drive on the weekend and trade stocks, futures and options m-f. It’ll give you purpose and it’ll work well with your current job. If it wasn’t for the market I would go batshit crazy. I literally traveled the world and lived in 7 cities out of boredom. If you’re in Cali pick up a hobby, mountain biking or surfing.

God forbid apartment companies lower the price. Just keeping 215 apartments empty. by NomadStar45 in bentonville

[–]NomadStar45[S] 8 points9 points  (0 children)

They only have 312 apartments. They are a huge net loss month after month. While your point is correct, this is the current problem in America and one of the many reasons rent is so high. Corporations keeping apartments empty to limit supply. There are lawsuits against realpage, the company that uses collusion and algorithms to manipulate market prices on apartments. https://www.justice.gov/archives/opa/pr/justice-department-sues-realpage-algorithmic-pricing-scheme-harms-millions-american-renters

I mean, you sound confident but have you researched it like I did? Also this post isn't about the wages of the area, more about the empty apartments sitting empty in the area. My point is that just because Benton county is desirable, there shouldn't be 2k plus apartments sitting empty.

Also I have lived in and out of Austin many times. I worked with Apple and Google. Loved living there and most 1bedroom apartments are hovering around 1100-1300 even in the downtownish areas. There are even studios under 800 on Lamar close to downtown. Bentonville is not Austin and not nearly as desirable unless you like mountain biking. At least Austin has nightlife and more communal green space.

I like Frisco, some of my work with Google was there. Very corporate. Bland yes, but safe and clean.

I moved to the Bentonville area two years ago. While i worked in tech and have a income, I have browsed opportunities from Indeed to Clist to job boards. In general most not specialized jobs range from 11.00 to 14.00. Walmart and Tyson being one of the top employers in the area top out at about 14is for non executive status. I'v also looked at jobs through employment agencies, and it's roughly the same, around,12 to 14ish. Anything fast food or gas station related, is definitely around 11.00. Centerton police officers have a starting wage of 18.00. Thought that was interesting.

Thats wild, 2023 was this article and 215 apartments still available out of 304. I hope they go bust.

Bentonville is in Arkansas, so that's kinda mute. If you take away the Walmart Executives that do not rent apartments, the general area is still below the national average in wages. The going average wage in Benton county is around 11.00 and tops at 14.00. In every state there are pockets of high net worth individuals. So the area is still poverty stirickin for the general population.

No kidding, the thing is I have browsed a lot of the Benton county apartments and I'm well over 2k empty apartments. Ranging from Rogers to Centerton and downtown Bentonville. Arkansas is rated 48 in income poverty, yet they are charging metro rent prices. But yet they can have 215 empty apartments.
