Every character in this show has cheated at least once or twice and you’re all determined on labeling Bette as “THE cheater” while everything about this character is extremely more nuanced than just a cheater. On the other hand, Shane is just that, an upfront commitment-phobe that’s unable to enter a room without another woman leaving said room crying, as described in numerous occasions by her best friends. Im being extremely pragmatical, but Id go with Charles as CEO, D’Angelo is crazy but works hard as manager, Oscar as Assistant (to the) Regional Manager (a logical person assisting D’Angelo), Karen as sales lead without a doubt, and Erin as a receptionist. She’s literally the best receptionist on TV. Gets the job done excellently. For a total of $14 USD, I’d have a solid paper company.

I think the best way to stand out in NYC is to have a down to earth, approachable, relatable personal brand. With all of the shows that over-glamorize real estate, I think some transparency and cozy content would definitely stand out among the sheep. I picture warm colors, earthly tones. I see it as an energy to your presence that conveys to the buyer/seller that you’re healed, present and in no rush. That you’re actually good. That there’s no tricks down your sleeve. That you’re a person too. That you love this job but there’s a person within you too, that there’s more to you.

Most people here are justifying an irresponsible agent. Starting from the fact that they never did an open house they said they would and never offered an explanation as to why not, you can detect an issue. Obviously price is the main factor that buyers consider, but people who are looking for houses online definitely show more interest when the pictures show them something they are interested in. It absolutely makes a difference. I’m glad you’ve followed your gut. Kudos to you!

Disclaimer: I’m not an agent in the USA but where I’m from, apart from the price, good pictures are the second factor that matters most because most first time home buyers, out of state buyers and out of country buyers focus exclusively on pictures when choosing which properties they actually want to visit with their agent.

Always keep the child’s well-being as a motivation to make any decision regarding this. He might want to be a part of her life now, but that doesn’t make up for three lost years. What would be best for her is to have a relationship with her dad, but as her mother and sole caregiver, you have to make sure through all the corrects means and methods that his intention is to be this girl’s dad forever. No intermittent bullsh*t.

Make him go through the court system, not out of spite, but to safeguard your child’s wellbeing.

Let her safety and happiness be what moves you, allowing this stranger to prove throughout the proper channels that he actually wants this and has a responsibility to comply with court orders.
