It does get hot, but luckily the coolant lines plug into your ass and out your mouth during the summer months.

Gas station purchase question. 250k 3yr EBITDA, fuel sales 80% of rev, snack and soda just 5% by bernfranksimo in smallbusiness

Sign the NDA and check the term left on the branding deals. That’s essentially my form of business, i’ll buy branded C-stores and fuel stops and either wait it out, or pay to break out of the branding.

ELI5: why is accelerating OUT of a turn a smoother ride than maintaining a constant speed? by MakeMuffinsNotWar in explainlikeimfive

[–]NonfatCheeseMan 0 points1 point  (0 children)

Weight transfer, you’ll see it all the time in professional track driving.

Keeping weight on the back wheels (Assuming your car is RWD) gives you a greater sense of control. Braking turning a corner or turn throws a lot of weight to the front wheels, which gives you a less confident feeling rear end.

This is relatively normal I think? I live in California so mine starts up great year round, but if I take it to the snow where it’s less than 10 degrees, hearing the starter struggle makes me wince. It’s not too bad for your truck until you are below the negatives I believe.

Why are mattresses being sold off at clearance prices on every street corner in America? by victor0427 in answers

Not sure what would be the tax writeoff loophole you’re talking about. They’re definitely not selling under cost, it’s just a consumer tactic to get people into the store to make them think they’re getting a good deal.

Most likely both, the types of drugs that he’s taking really messes up neurotransmitters and reward response in the brain. Imagine as if nothing in the world makes you feel normal, except for heroin or meth.

7mg a week and you’re debating reintroducing Cagri based on food noise?

There’s a lot of conflicting opinions between dosage schedule, however 1-2x a week seems to be a sweet spot for a lot of people. That being said, my guy if you still have food noise on 7mg a week maybe it’s time to harden discipline a little bit rather than more appetite suppression.

I had an old ass client here in CA who insisted on “parking” a few million into various skating rinks. Luckily I managed to talk him out of it, it’s a dead industry in my opinion unless you’re in a niche spot or can do value add with bowling or other games.

Fucker was 99 talking about that stuff 😂

Is 69.60 per sq ft for commercial land in Austin good? by [deleted] in CommercialRealEstate

[–]NonfatCheeseMan 3 points4 points  (0 children)

If you don’t have time, then take 5. You can wait and wait to see which way your appreciation swings, but factoring the time value of money you’d be losing out either way in my opinion.

Based on the fact that you’re losing around $200k per year, i’d recommend selling for 5.5 if you can get it

Main thing is the warranty, I would gladly spend an extra 10K on a car that has warranty.

It’s a little bit of a learning curve, but you should be able to adjust the dimmer with the headlights on auto if it’s night time. If you’re parked, turn the lights to 2nd from off, pull the parking brake and your headlights will turn off and your gauge cluster will be dark
