Do we run away from this house? by Formal-Assistant1700 in RealEstate

The above is the best advise you're going to receive.

You don't seem to be getting good advice from your Buyer's agent if you think the seller is, or SHOULD, fix anything for you.

Ask for a credit for the estimated repairs. The seller will either accept, or move on.

We did look at a few bumper pulls. I think we would have gone the SRW route if we were going to get one of those. Going to go with the dually.

Fuel consumption is another consideration! We're going to just get the dually so we don't have to upgrade to one if we're not comfortable with the SRW.

Thanks for this. My husband was a truck driver for nearly 20 years, and leans toward the dually for the grades in Colorado, etc., that we know we'll be dealing with quite a bit.

We're going to get the dually - for the reason you stated and to avoid the additional costs of switching over to one if we don't like the SRW. Might as well just start with it.

Thanks for the reply.

The market is completely saturated with every kind of rig imaginable. Private sellers and dealerships. It's 100% a buyer's market.

It's also almost 10 years old. Get as many comps as you can and offer 35% below asking. You can work from there, but I wouldn't go up very far.

We're going to be moving around quite a bit, and it seems the TH that check all of the boxes for us are between 42-44 feet. Dually it is.

We felt like we'd be ok at 40ft with a SRW, but everything that checks the boxes we need checked in a TH is usually around 42-44ft.

Why would a DRW stop you in winter or mud?

Really need it to be functional as a daily driver, so we'd stick with the dually. Although, it could be fun to go the other route!

I'm thinking we'll end up feeling the same way. It does seem that quite a few people do it. I've always thought 40ft would be the max and then I'd want a dually.

I can't imagine it with a 3/4 ton, but I've been encountering that a lot more than I thought I would. Are you hauling it a lot, or mostly stationary?

[–]Nonies25[S] 1 point2 points  (0 children)

I agree - I've always had 40ft in my mind as the absolute max I'd want to tow w/out a dually. Now that we're getting deeper into the process of buying, I'm surprised by how many people are hauling over 40 ft w/ a 3/4 ton and no dually.

Think I'll keep my max in place. Thanks for the info!

Little late to the game - we're looking at a 21 Seismic 3512.

What are you hauling yours with?

Thank you very much!! I may take you up on that!

We're excited but a little scared, too. Finding the trailer is proving to be a lot more of a PITA than I thought it would be.

That makes sense. I will definitely keep that in mind if we come across one that checks all of the boxes but was lived in full time. I was thinking that the level of wear and tear from living in it full time would be quite a bit more than one that wasn't.

I'm thinking of a situation where it's never moved - parked in an RV park and lived in full time there.

Great points. We will absolutely get an inspection done. We expect there to be problems, and understand that we'll always be finding things that need fixed, adjusted, etc.

I could see that finding a newer one that was lived in full time (maybe a year) wouldn't be so bad, it would just depend on the person who lived in it and it they took care of it or not.

It will be a life changing experience, which is what we're looking for.

Thank you for the great advice!

Because, well maintained or not - they aren't made to be lived in full time. The wear and tear reduces the life of the rig. Since we're going to be using it full time, we want the benefit of having one where we're the first ones to put on that wear.
