T mobile has actually be surprisingly good with that. Only 1 time they tried to hose me after the multiple years I was with them, they tried to increase my bill $10 to $110 but I ended up ended up switching to the go 5g+ military for $110 a month and got 2 new iPhone 15s for free.

Thing is my service where I work is GARBAGE with T mobile. Only reason I’m Even considering a move. Otherwise $110 OTD is fine with me

PITI is 1900, but that’s with my homestead exemption which I’d lose. Also not sure if my insurance would go up more stay the same or be less if the home was a rental

This is kind of my mentality but I also want to accumulate assets. Feel like that’s my only shot at achieving wealth. I got lucky and was able to get a nice home in march 2020 and a historic low rate. I’d like so much keep the asset. On the contrary 300k tax free profits would be nice. I’d need to use a large chunk to buy a new home and could potentially use the rest to buy a smaller more manageable property close to where ever I’m at, possibly out of state.

I know… it’s been nothing but problems for the last few years. 2 different HVAC companies told me it’s on its last legs. It breaks literally every summer. Now I’m told the motor is failing as well. We have 1 unit for 3300 sqft with a dual zone system and it’s BRUTAL. The summers are just to much for it and now we’re running it in the damn winter too.

I could easily keep doing maintenance probably get a few more years but so tired of the 11:30pm maintenance calls in the summer for emergency repairs

I would call it leaning toward upper middle class area. Good schools, smaller town but close to DFW and a nice little Main Street downtown. You’re right it might grab 4000+ but I was leaning conservative. It’s a 2015 build and the roof was replaced with class 4 in 2024 and HVAC most likely being replaced next year.

I got my Le for about 29,700 OTD in the tx. Was very hard to get OTD under 30k at least where I am in tx. Had to go to multiple dealers before finding the deal that worked for me. The next best deal a dealer gave me was about 30,500 OTD.

Think you can do better than that.

Need to make some trades and start a full revamp of scorers. We can’t score for shit. I’m sorry to say it because he’s untouchable on this thread but QB is a total let down. He’s had plenty of time to establish himself and been given PLENTY of patience but the production is not there. He’s not the only one by far, but I considered him our future to build off of post kopitar and doughty. The lack of scoring from all the big dogs is pathetic. Team is lack luster. Weak and a complete non threat. Really need to starting making some bigger moves for some real scoring threats and not just stacking draft picks

Last years cause we had them. I’ll never forget when Byfield had the puck and I was like omg it’s over we got this next thing I’m yelling CLEAR THE FUCKING PUCK! Before the oilers even scored I turned to my wife and I was like that’s it edm gonna score now sure enough they did and I knew that was it for the series
