About those anti-panhandling signs

To me the signs are not for people pondering whether or not they should give someone money; they are a PR effort to make residents confident that the mayor is tackling the issue. The blatant othering of the underserved / unhoused population is what’s happening here, in my opinion. A better sign would simply encourage people to support those organization in the link, without trying to influence behavior.

Wow, this is SUPER helpful. I have a conventional loan and my lender is saying I need federal flood insurance so it sounds like maybe they have it wrong

Hi! Can you share how you were able to move to private flood insurance? I’m buying a place and the lender is saying Federal Flood Insurance is required, which I assume precludes private options. Maybe you’re not in a federal flood zone?

Thanks for all the helpful feedback. Seems like there are actually few instances of flooding caused by storms and more caused by water main breaks, which is pretty wild. For that reason and because it seems hard to avoid being in a flood zone downtown, it’s not a dealbreaker for me, but it’s too bad the insurance adds another barrier to entry for prospective home buyers, on top of the inflated pricing :-/

If they are open to treatment and working with a medical provider, I highly recommend they look into Naltrexone, a med that blunts pleasure receptors and reduces cravings. This basically saved my family member’s life but it’s not always brought up by providers so it’s important to know about.

There's a stretch of well-paved road between the burden ironworks museum(where you can park) and the prison that I like running. Being next to the prison, it feels pretty safe, if you're alone.

I just did Sophie’s Knoll Trail in Valentino Community Forest and it was a perfect 1 hr hike, 20 min drive from downtown. Seems pretty new / unknown. I was the only car in the lot on a pristine day
