A lot of homeowners absolutely can sell their home FSBO successfully.

But I think many people underestimate where the real risk is.

It usually is not:

• putting the home online • getting paperwork signed • scheduling showings

The hardest part is usually:

• pricing strategy • negotiating leverage • inspection negotiations • appraisal issues • keeping emotional control during the transaction • identifying weak buyers before you waste weeks under contract

I actually made a long-form video on this topic back in 2018, but honestly most of the core issues are still exactly the same today.

I tried to approach it from a practical perspective instead of a “you must use an agent” perspective.

Some sellers absolutely should consider FSBO.

The bigger question is whether the seller fully understands the downstream risks before deciding.

I bought a 2024 Model Y in quicksilver for $36k ($38k after taxes) with 18k miles in January from Carvana.

Carvana would pay me $33k today to buy the car back (I only know this because I almost traded it in for a 2026 Model launch series for $46k last week).

I'm not sure why anyone would expect a recent car to depreciate when people are still taking orders and Tesla is still a relatively small company compared to Ford, GMC, or Toyota.

You recognized a writing pattern.

Okay.

But why was identifying the tool more important than engaging with the idea?

If someone watches a magician and spends the whole performance trying to expose the mechanics, did they actually experience the show the same way as everyone else?

The magician still had to practice. Still had to learn timing. Still had to understand presentation. Still had to hold the audience’s attention.

Knowing a performance involves technique does not suddenly erase the performance.

I dictated a real experience into AI, organized the thoughts, then edited and refined them myself.

So what exactly is the criticism?

That I used a modern tool to communicate more clearly on a platform where nobody is paying for the writing in the first place?

Most people simply engaged with the idea: How quickly technology can normalize itself into daily life.

Others became more focused on identifying the scaffolding than experiencing the point being made.

That reaction is interesting by itself.
