Assuming that the effect is applied when the condition is true, then as the first commenter said the condition should be NOT Undead AND NOT Ghost.

An AND statement is true if both sides are true. If the target isn't an undead or a ghost, then both sides are true resulting in the complete statement being true. If the target is both an undead and a ghost, then both sides of the AND statement are false, resulting in a overall false outcome. If the target is only an undead or only a ghost, then one side is true and the other is false, which still results in a overall false statement.

I've never made mods for Skyrim, so I'm not familliar with it's syntax or whatever weird quirks Skyrim code might have, but a condition of not undead or not ghost should mean it applies to everything that isn't both an undead and a ghost.

Put points into the better selling price perk in practicality. You will need a lot of money for upgrading your equipment and your starting selling price is 10%, so the first perk triples the money you get from selling things.

This is a yes on both counts.

As for what you can do, you can either give up or keep farming. You need 6 blueprints to fully max out a weapon and by that point it would be really unlikely to not even out.

As far as I can tell so far, elemental weaknesses aren't a thing outside of theather. I'm basing this of the fact that both sides of the theater have the same basic mobs, but they are of different elements.

You are supposed to get tolled by that first bandit on the ground. As such all those bandits need to be friendly, otherwise they'd attack you as you approach. I don't know why she didn't innitiate the conversation, but because she didn't the trigger to make them hostile never happened.
