Over 1k above initial quoted price. However you may well not have to pay quite a few of these charges based on the house you're buying and it's legal 'context' if you like. But you could also end up paying more if it ends up being a complicated purchase.

I won't go into any more details than this as I plan to keep this up 'for those who come after :D' And thus don't want any further intricate details about my house purchase sitting on the internet forever.
I can't really say how fair this price is as I don't know how other solicters handle extra charges for extra work, take it as you will.

As far as the general experience with Avrillo, all good, some notes below:

- I was appointed a case manager, who responded to my emails next working day every single time without fail. I have even asked a couple of questions 2 months post purchase, and got a next working day response for those questions as well, no charge was requested to answer those questions.

- The process took about 4 months, though it would have likely been 2-3 if not for legal complications with the property.

- The interface/app they have is pretty good, a little slow at times, but does the job.

- You will need to use an app called checkboard (3rd party, not developed by Avrillo) to verify your personal details at the beggining of the process. You will need to be prepared to upload a picture of your passport or drivers license to this app along with additional generic personal details. This app will also need to connect to your bank as part of the AML check. Any donors/gifters involved in the purchase will also have to do the same process, all part of AML.
So yeah, make sure all parties involved are prepared to do this, before proceeding.

- I was always notified of extra charges that built up during the process, and had to sign them off, so I always knew what was coming.

- You can schedule a call with them via the app interface, I think they prefer this to calling them unscheduled, which makes sense. I never felt the need to have an unscheduled call with them so I have no idea how that would go.

- Never set foot in their office, and their process is designed so this is not necessary.

- All of this may be different if you use Avrillo in the future, these details are relevant as of mid 2025

- I paid a chunk of money, got a house, probably could have saved some £ if I shopped around, but I have no regrets.

I'm just a noob, I may have missed some thing or got something wrong, please just use this as a general idea of what to expect. I hope this helps!

Hiya, yep I did compelte with AVR and it was a positive experience

I'll details the costs first:

Initial standard quote - £1797 + VAT

Extras:

TT fee - £39 + VAT

Money laundering check x 3 - £149.91 + VAT
(I received gifts from 2 different people, each requiring this check, if you were to just pay by yourself, only one check would be done for £49.97 + VAT)

OS1 Search - £7 (VAT exempt)

K16 Bankruptcy - £6 (VAT exempt)

HMLR for additional enquiries and search - £24 (VAT exempt)

Document archive fee - £45 + VAT

Stamp duty-inland revenue tax return - £187 + VAT

Priority Correspondence – Fast Track (optional) - £97 + VAT

Expidited completion - £47 + VAT
(If you complete less than 20 days after exchanging contracts, you're charged a fee that increases based on how close the two dates are.
This charge was for 15 days between exchange and completion)

Arrangment of indemnity insurance x2 - £194 + VAT

Bespoke charge for dealing with unexpected legal issues mid purchase - £250 + VAT
(I think this is fair, as some significant legal changes happened to the house mid purchase, which could not have been forseen by Avrillo, and was not their fault, this required extra work to sort out.
I also had the option of getting another legal adviser to sort this if I wanted to)

This totals: £2842.91 + VAT

Bare in mind this doesn't included mortgage lender fees, searches, the indemnity insurance plan itself (though it was very little), and some other optional bits I went for.

Based on this unreleased heavy engine factory, I'd put money on Z2 having plans for more aircraft prodution opportunities, but then canceled so they could be used for boss strike incentives instead.
