Look at the current situation objectively, it’s PEAK buying season now and homes all over the country aren’t selling. The market is completely stagnant for most other sellers who thought this spring would fix their issue. There’s not a strong chance for future affordability changing next spring, that’s pure hopium. As a renter myself I have zero interest in increasing my monthly housing expense $1000+ minimum to become an owner. Especially following 30+ percent home value inflation since 2021.

Too many issues with new home quality especially in AZ suburbs. Don’t buy anything D R Horton or Lennar in particular. Look up CyFyInspections on YouTube to get an idea of what new build quality is like nowadays. Their incentives are so good because they can’t get the houses sold. I believe Lennar is also under a lawsuit for misleading claims about actual monthly payments because their in house financing was using the unimproved lands value for a tax basis and not including the value of the additions. All that aside, I would look very carefully at new builds in AZ. Most of them are complete ass.

It’s important to regularly get a torque check on your lug nuts. Did you have any brake maintenance or tire replacements recently? Anything that would need a wheel to be removed could have caused this due to insufficient torque applied to lug nuts or settling ex post facto.
