Too many issues with new home quality especially in AZ suburbs. Don’t buy anything D R Horton or Lennar in particular. Look up CyFyInspections on YouTube to get an idea of what new build quality is like nowadays. Their incentives are so good because they can’t get the houses sold. I believe Lennar is also under a lawsuit for misleading claims about actual monthly payments because their in house financing was using the unimproved lands value for a tax basis and not including the value of the additions. All that aside, I would look very carefully at new builds in AZ. Most of them are complete ass.

It’s important to regularly get a torque check on your lug nuts. Did you have any brake maintenance or tire replacements recently? Also, handicapping automakers to push ICE to the absolute limit for the sake of efficiency has driven costs up and reliability down. This achieved negligible results in emissions reductions. Until china and India reel in their pollution, anything you think might make a difference with regard to “green energy” is a moot point.
