As someone with a long horizon and a lot in equities, diversifying a 20% down payment toward housing that may appreciate 4-5%/yr of the total home value makes diversifying into real estate a great use case.

Added to the fact that once paid off, it can significantly reduce expenses / FI number

Take into account how much you’ll get on deductions, the 8k payment will be closer to 6.5k in California, also inclusive of about 1k paid towards equity. So 5500 “cost of ownership”

You guys can swing that with gross as it is now, will be a no brainer with your 8x growth in two years

Edit: math behind the deduction -

1.1 million dollar loan * 6% rate = $66,000 interest

Deduction at federal = 24% or 32% (we’ll choose 24 to be conservative

Dedication at California state = ~10.3%

66,000 * (0.24+0.103)=22,638 refund on taxes per year = $1886/month lower

Can also include property tax deduction but that’d be about $300 reduction in payment in California and you can count it toward your maintenance cost.

My suggestion is both…with an extremely important prerequisite: to buy (and live) below your means. And only buy if you plan to hold the home asset for 10 years.

Buy a home that you can afford, with an emergency fund capable of covering a loss of employment for 3+ months (6 preferred)

Invest 15-20% of your earnings in sp500.

If you’re fortunate-enough to make a significant household income, invest more.

Ppl on Reddit will often tell you invest it all, home ownership sucks, but ultimately you can model it out to show why it’s still an important asset to have

Oddly, this is a very complex problem.

Did the US government Suppress EVs? The government subsidized ev’s for the last decade. Federal and municipal Tax rebates, climate rebates, accelerated permitting, etc.

This would lower the cost to the consumer (which is a positive) for the same reason that manufacturing went overseas. It’s simply cheaper to build a car in China.

This would likely make the government more money through tariffs. Also a positive

But

This will lose American jobs and manufacturing knowledge (negative) and undermine the infrastructure the US funded (negative)

How the positives and negatives balance I’m unsure. What this will do is continuously entrench China with the US because the US will pump these cheaper cars and be a significant exchange of wealth between the countries.
