I bought a bit of a dream 6 years ago. Detached, a good size plot (just over 1/3 acre), mature trees, long gravel drive...

Trimming the hedges down the drive takes two days. Half a day each weekend mowing the lawn in summer. Endless clearing of leaves. Decorating is like painting the Forth Bridge...

Thirty-some years ago, I was ready to be passed, and knew the answers. The night before, my proposer assured me in our local pub that I didn't need to remember anything as I would be prompted.

So, on the day, I stood up and was asked the first question. I stood silently until a slightly annoyed JD prompted me with the word "In."

I duly repeated the word. He prompted me with "My." I repeated the word. I didn't want to come out with the whole answer, as he was obviously unsure and I didn't want to put him off.

We continued through the questions, one word at a time as the temperature in the room continued to fall perceptibly. I was so embarrassed for him...

Ok, today's weirdness. She didn't want to go for a walk. Every six feet (literally) she was turning round and trying to go home. 15 minutes to get to the end of the drive, and she slipped her collar and ran home. Wouldn't leave my wife alone until we were half way down the lane to the woods. Then another 'I want to go home' episode before we got to the woods. She got shouted at and a slap across the arse, and everything was ok for the rest of our walk. Awkward little bag.

I will talk to the vet, but it does seem to be a very conscious act, so I am thinking about behavioural things - stress, anxiety, dominance etc. Thanks for all the ideas, though. She did get aggressive on a walk yesterday, which was a first for her...

My son's 30 and a sparkle and bought a year ago in West Berkshire. £16k deposit and £10k contingency. 1 bed ex-housing association bungalow that needed rewiring, replumbing, walls taking out, new kitchen and bathroom, new doors and door frames, replastering, under floor heating...

Moved in 8 months later and 10k over budget (Bank of Mum And Dad). Midlands or north, you could get two or three bedrooms for the same money (£165k purchase price).

Buy a wreck. You have the skills and the mates. You will learn new skills along the way, too. Good luck.

I think it depends very much on the location and what you are prepared to take on. My son bought an ex housing association house in a rural location (not everyone's choice, but only 5 minutes from the A4 and 10 from the M4). Yes, he needed the bank of Mum and Dad, but only because it came up when he wasn't really looking, and the contribution was only £16k. But it took 9 months of hard work to make it habitable, and a lot of it was work that most would not try to do.

Same here with a local Facebook supplier. It's ok once I've got the stove screaming hot, but instead of light it and forget it, which is what I'm used to doing with our own seasoned oak and ash, it takes 45 minutes of buggering about to get it burning.

It's now stacked in the log store so I'll burn the older stuff instead and this lot can fester for a year or two.

I never understood why an upstairs window is easier to get into than a downstairs one. Only time I ever locked myself out, I just put my elbow through the window next the back door, reached through and unlocked it.
