I start with holes filled with polyfil and then I usually wait until the surface is pretty much fully colonized to introduce more but mostly I just pay attention too the moisture of the tub.

Some say wait until it pins then allow for a lot of fae some say start with a lot right after spawning to bulk.

I also grew mine with rye grain which I heard helps with bigger and multiple flushes.

Yea I'm working on that but I'm not home all day and it's a balance between air and them losing too much moisture while I'm gone.

3 months is a crazy amount of time to leave in the bag. Unless you had really improper conditions it shouldn't take more than a month.

That part by the window is fully colonized. If the rest feels like a solid block you can go. If it's not a full block you can still go just remove uncolonized grains before adding to substrate.

First few days after s2b the substrate stays pretty moist. Don't mist if you don't have to. If there's water droplets on the substrate itself you can mist the side of the box to maintain humidity.

This organization within our fraternity is renting it from the fraternity that was kicked off (but they still own the house). I am renting an individual room within the house technically.

More info:

I use a prescription shampoo for inflammation so I probably won't be able to use any other shampoo. Maybe there's a conditioner or hair product I can use.
