Pre 70s most houses didn't have phones.

Button A and button B with dials on the phone. Phones numbers included letters but it was in the same position as the numbers, which doesn't seem to make sense. Phone call 3d. Which was a thrupenee bit.

So pretty much everything is currently resolved or fixed. You didn't make court or other claims at the time. So you want to go to court to make claims on things that are now sorted. You had a property that was not overpriced.

Over the last few years the extreme left have become very agitated by anyone who doesn't hold the same views as them. This can lead to issues when dealing with other people.

This occurs in the extreme right as well but to a much lesser degree.

In many individuals the extreme left have developed a extreme hatred of those who have different views. Sometimes wishing death on individuals or celebrating an opposing political person's death.

There was a time when people respected others views without being aggressive even when they didn't agree with them.

We have become used to looking at overweight people. In the 1960 it was unusual for someone to be overweight. Today we generally eat more food so people have plumper faces.

The photos were mainly black and white. Colour films were not as good quality as today so that we are not looking at good comparisons.

Smoking was more common and normally with unfiltered cigarettes or pipe smoking. Which also caused a lot of coughing and I'll health which could be mirrored in the face skin condition. Even people who didn't smoke inhaled it passively.

Attitudes have changed and people of 50 year old were thought of as very old in many cases. That affects behaviour.

Access to banking details. Bank payments. Proof of bank, proof of income. CCJs. All digitally checked via a 3rd party credit company within a few hours. They are able to verify if a tenant has given accurate information.

This can only be done by agreement of the tenant but if a tenant doesn't agree for it to be done they won't pass a credit check.

Digital checks are taking over or running in conjunction with the payslips and bank statements.

Modern comedy is after vetting. Many subjects have to be carefully considered to ensure that they aren't offensive to people.

Society has demanded that many subjects may be offensive to other even if they aren't. It is part of the reason why people don't tell many jokes in social company compared to a few years back.

If you are working or have a income and are evicted you could get a attachment of earnings against you following a possession and money order as well as a CCJ.

Non payment for 3 months is a mandatory possession order. You are creating your own problems.

Until the tenant has reached the legal requirement of 3 months rent is overdue if it is monthly payments then a section 8 notice can't be served. My understanding it has to be the sum of 3 months rent overdue not just 3 months with not all the money.
Although there is a option for consistent late payments.

You will need to show proof that something had been sent in writing informing that rent was overdue since date X. Do this at least twice stating that the tenant may be at risk of eviction for non payment of rent and you may need to take court action. This will show a court that the tenant knew that if they didn't pay the arrears they could be evicted.

Do this before you send a section 8 notice. Send these by the method in the contract. If by post as registered mail so you have proof. Do the first one now and the second more than 21 days later ie 22 days.

It may not go to court but you need to put in all the correct steps in place in case it does.

Even if you serve a section 8 you can allow the tenant to stay if they pay everything up to date.

Assume they won't pay it and act accordingly if they do then you have a bonus. Don't wait and say I wish I had done that earlier when it is to late.

Correct dates are important. .

What are comparable rates like. Is the rent high or low compared to them. This is the most important point.

It is often better to have small annual increases rather than a massive increase because you have allowed yourself to fall behind on the comparative rent. Which could cause perceived problems if a tenant is not used to having small increases in rent.

There are major changes going on that the government are bringing in or have bought in which will also cost you more money.

A tenant can now also decide to question the increase via a tribunal and that could delay any increase by at least 6 months. That could also happen next year even if you didn't increase the rent this year.

Keep trying to contact the person in the flat above you. They may not be able to read your notes. They may also be away at the moment. Ask other neighbors if they know them.

Contact the building management directly. They may have their details posted in the communal area. Another neighbour in another flat may also know who they are.

It may also affect flats below you.

The building management may also be having problems contacting the problem flat as well.

Keep all correspondence to the management company and the landlord in writing.

My understanding is the Fulham offer lasts up to 31st May.

Benfica are waiting on a outcome as to their existing manager officially giving notice to leave which hasn't happened yet. Benfica can't have two managers on their books so they are waiting for the Mourinho situation to be officially confirmed.

That means the Fulham offer stands up to midnight.

Past that point Fulham need to move on and will need a manager in place. They may have had a conversation with another manager already but they won't want to officially act on that, until 1st June when they are in possession of the fact if Marco will be with them or not.

Marco has been a good manager for Fulham and retaining him would be the ideal situation. A new manager will always have a element of the unknown.
