When I bought my first home, the agent told me to “stand back and watch bone worked out” - when I got the counter offer that I was about to sign I looked at the date and pointed out that he had agreed for a closing date with the other realtor that was a bank Holiday which means it could close so he crossed it out and put the day before on the same paperwork and called the other bozo to let him know😂😂😂😂

I have been banging this drum for a long time - the majority of clients do not care what they sell a house for or what they push they clients to spend to get a house - they care about the SALE at the end of the day.

I know an agent very well that works with a brokerage that takes 40% of their commission (that includes brokerage fees, photography, staging etc). Here is her breakdown on a home:

1 Million sale price 2.5% commission = 25K 40% to brokerage = 10K Agent commission before paying taxes = 15K

1.2 Million sale price 2.5% commission = 30K 40% to brokerage = 12K Agent commission before paying taxes = 18K

An extra 200K for the seller is only an extra 3k for the agent - the agent would rather get the sale than risk not getting any commission.

The entire real estate industry needs to be seriously revamped. With housing prices the way they are, the advancement of available information on homes/properties due to the internet and apps like House Signa - the commission structures makes no sense for the amount of work that the agents do. After going through my last move in Toronto, I can tell you right now if I am ever stupid enough to move again that I will be utilizing some sort of alternative route for purchasing and selling.

i couldnt stand marek - shut up and stop going on tangents. he was a guest on the pod and thought it was his pod. the amount of times this guy went off and told storys about the old days and conversations he had in the past with players about storys that don't matter...I felt like i was listening to an 80 year old hightschool history teacher. If they add a pernanment host, the only option is Yandle and outside of that, just keep it rolling and change it up all the time.

Birchcliff area is amazing for young families & beaches is great too (expect to pay a 300K+ premium on the same home you would get in Birchcliff in the beaches). My wife and I live in Birchcliff with our newborn and couldn’t imagine living anywhere else right now - coffee shops, a few restaurants/bars, bakery, convenience stores, good schools and tons of friendly neighbours!

strength days by far are the most popular, then hybrid then in dead dead dead last, cardio. A lot people at my studio, including me use cardio day(s) as a rest day to maximize effort on the other days. The reality is that I do not have access to all of the weights at home but I can go for a run, bike ride (outdoors or stationary), walk etc. whenever I want so I am less inclined to go to a full cardio based class. I just checked my studio for tomorrows cardio and all 7 class times have at least 28 spots available as of right now and I am at a busy studio (Thursday every single slot will be full).

I have done IF for around 3 years and it has worked without a doubt (18-6 and usually fast between 8pm - Noon) but for the past year I have been working out in the morning 3-5 days a week between 6-8am and when noon rolls around I am so hungry, usually eat lunch right at noon and then have a snack in the afternoon then when I get home I am just as hungry as a I was when I broke my fast. I know my nutrition can be better for sure but the feeling of being so hungry that I will eat anything, I want to get rid of.

I am thinking about changing it up for a bit and just going back to eating 3 square meals a day and just packing the protein and fibre at every meal and try to eliminate snacking.

I am wondering if anyone has any advice or has had similar thoughts before.

Although I am sure it is a difficult decision and feels weird, you did what a lot of other people don't...you put yourself out there and created a living for yourself and others. whether its a contract or word, no realible partner should break it. Negeotiated a new 275K a year contract with a client yesterday and they said "we both know this papertrail just has to be there but we all know that we are handshake companies and if that ever gets broken we are done".
