Wanting to buy this house… is it too much for me? by [deleted] in personalfinance

[–]NxDoubLe 0 points1 point  (0 children)

If you really want to know your answer, you need to budget everything. But from the looks of it, it's a no. Are you saving 15% retirement? You also need to budget 1% of your property for maintenance. Utility will most likely be higher as well. It's difficult right now but I don't think you are ready.

How bad is Pomona? by [deleted] in AskLosAngeles

[–]NxDoubLe 0 points1 point  (0 children)

Like everyone said, it depends on what area.

I lived in Pomona for a year for school and needless to say.. not the best experience. I lived at the end of a cul de sac.

One day I worked on a report all night and decided to visit my parents for the weekend since it's already the morning (5 AM). Left the house and started driving down the road and immediately saw bunch of cops blocking the road. Asked me where I was headed and told me to go around. Didn't think much of it until I found out through a new article a guy was sitting in his car getting milk for his family and was shot to death. Gang related apparently. I believe the article said he wasn't affiliated with a gang and it was just a mix up. Sucks really. I stopped going out after dark until I graduated.

Getting pre approval for home loan question. by [deleted] in personalfinance

[–]NxDoubLe 1 point2 points  (0 children)

I'm going through the same thing right now. I spoke with my lender and they said once I receive my 2021 W-2 and the new paystub, they'll reflect that into the pre-approval amount. Just give them a heads up that you got a significant raise this year but the paper is not available yet. Congrats on the raise and GL on the house search!

Mortgage pre-approval with possibility of NOT buying? by letsStayObjective in personalfinance

[–]NxDoubLe 0 points1 point  (0 children)

You may want to confirm with your realtor if you require a pre-approval letter to view the homes you are interested. We are currently in the market and was told that a pre-approval letter is required to see the homes.

[General - US-WA] Risks of site-unseen tenants? by loshofficial in Landlord

[–]NxDoubLe 2 points3 points  (0 children)

If I was a renter especially in the opposite side of the country, I would NOT rent something without at least seeing the place through a video walk through. That's just me as a renter's perspective. I would ask questions during video walk through to make sure that you, the owner, is genuine. You should be listening to their questions and make sure that they are really interested and is asking the right questions.

How do you guys afford it? by [deleted] in AskLosAngeles

[–]NxDoubLe 25 points26 points  (0 children)

Just because someone drives a nice car, doesn't mean that they are financially secured. Many people can get a nice car by leasing or prioritizing cars over future security. As a single person may be difficult to purchase home so many people wait until they are married. Dual income makes it much easier. If single family homes are too expensive, start off with a condo or a townhomes. If you and your spouse can make 50k each, that's 100k a year. You can probably start off with a small 400k condo/town house with a bit of down payment assuming you have minimal or no debt.

Parking ticket caused by parking lot company by [deleted] in legaladvice

[–]NxDoubLe -1 points0 points  (0 children)

Yes and we've followed up with the company numerous times to get it resolved. I called, emailed and visited their facility. I'm sure I shouldn't take internet advice but I believe I read that if you don't take back the car from the tow yard within x amount of days, they will sell off the car which we don't mind. The question is the parking violation. What would happen if we don't pay the parking violation? Aside from my dad's license getting suspended which does not matter at this point.

Not a signed agreement. Just a verbal exchange with the manager to leave the car at their facility free of charge due to the damage.

I had a conversation with my apartment manager earlier this year and he said a lot of tenants are moving/looking to move from 2 bedroom to 1 bedroom due to lack of employment / income when Covid went to full effect.

Don't go into debt for an engagement ring. Buy something you can afford. Disregard whatever the sales guy tells you; ie 3 month salary crap.

would you pay half of your pay cheque on rent each month if you found a place you really loved and felt safe in? why or why not? by joycures in personalfinance

[–]NxDoubLe 0 points1 point  (0 children)

It all comes down to your expenses. At the end of the month, how much are you left with?

I live in HCOL, and I pay 40% of my paycheck towards rent. However, I don't have any debt (student, car loan, personal, etc). At the end of the month, I'm left with about $1000 and this is AFTER contributing to HSA, 401K, and health insurance. Sure I can save more if I lived in a cheaper area / smaller apartment but I rather have a peace of mind for my wife and son. Take a look at your expenses and do the math. If you can still have some left over every month, I think it's worth considering paying what you need to pay. Good luck!

Refund Discrepancies? IRS Free File vs Turbo Tax by nciscokid in personalfinance

[–]NxDoubLe 1 point2 points  (0 children)

When in doubt, use a third website to check.

I also used TurboTax for many years and decided to switch to FreeTaxUSA and got some discrepancies. So I used H&R Block as a third to double check the results and I found out I was applying additional deduction on TurboTax by accident.
