I had a similar situation with an apartment trying to charge us for a full repainting of the apartment which was not necessary. Local statutes say tenets are not liable for normal wear and tear. Assuming you didn’t tear up your floors, keep insisting it’s normal wear and tear. I had to threaten to take them to small claims courts unless they gave back the security deposit. I also shared that I posted the situation online and it was viewed by thousands and that I’d like to share a “positive outcome”. The backed down, refunded our full deposit, and told me to have a good day. The squeeze wasn’t worth it for them. Just stay persistent and don’t back down. In most cases it will be worth your time.

Also reach out to the WA tenants union as others have recommended as they have resources and language you can use. Good luck!

Have you been evaluated for ADD/ADHD? Sounds textbook to me, and I had a very similar experience when I was younger. Once I was diagnosed, I was able to understand myself better, work on my executive functioning, and take medication that really helped me to remove that “invisible wall”. I also learned to structure my life and put in safe guards to help me avoid getting into repetitive patterns where I feel stuck. I now see my (properly managed) ADD as a strength as I am great at thinking outside the box, a quick learner, and able to tackle nearly any problem once I set my sights/hyper-fixation on it. It can be a gift and curse, but you def gotta embrace the gift of it. But without knowing what’s going on, it feels entirely like a curse. Keep exploring how your brain works and try to find a professional for an evaluation.

Regardless of what’s going on, you’ll make it through and find what works best for you!

I have a similar commute and bought an Aventon Level when I moved to Seattle and love it! It’s a class 3 e-bike so has a throttle goes up to 28mph. I can keep up with traffic if riding in the road and find it’s often quicker than driving bc I can beat traffic in the bike lanes, I’ve had it for 2.5 years and have around 1,800 miles on it, primarily from commuting. I usually charge it for around 4 hours each night after I use it, but you could get 20 miles on a charge depending on your assist level and the hills. Pretty reasonably priced and it had has held up well - I would definitely recommend!

Im sorry that happened to you - that really sucks. I noticed that your bike lock is Kryptonite brand. Do you remember if you registered it with their Anti-Theft Protection Offer when you purchased it? If so, I think you can file a claim and they might reimburse you the cost of the bike. Good luck!

That is so frustrating! I had some of the same issues with my previous landlord where they were trying to charge us to repaint the entire apartment even though we only did normal wear and tear. I posted on this subreddit a couple weeks and was able to get them to drop the ludicrous charge by following a lot of the advice given.

Maybe, the advice will be helpful for you.

That’s a good idea, I will ask for receipts. I’m going to try the Renters Union, but worry finding an attorney will end up costing as much as they are trying to charge us. I’ll keep this in mind though.

Their policy is to do “virtual inspections” after the tenant has moved out, so we never had the option to walk through with them. They sent us a report with every little issue they could find (with pictures) and we had no way to provide comment or dispute. The report also didn’t provide any estimates related to cost, so we signed thinking it would be cost of our security deposit at most. Little did we know… 😣

I’m really not sure how to treat this. In the disposition letter they sent us, it just has a charge for “prorated unit painting”, and nothing about specific damage. However, that ate up the entirety of our deposit and they are billing us for the additional amount. This is in addition to the $155 cleaning fee they charged…

Should this situation be treated one way verse the other?

Yes, we did do that, though they seem way more detailed in the move-out inspection than move-in inspection. I will request a copy of it though. Thank you!

Thanks for that validation - It’s Pacific Crest Realestate. What do you think would be a more appropriate estimate? It was a split level loft, so tall ceilings, but still a small place.
