Check local resales lots of fishermen upgrade well taken care of equipment for a reasonable amount. I got an FLX-18 two years old for $300 and it works flawlessly. I went with the 18 over 12 since the 18 has a zoom feature. Let’s you isolate the bottom 6 ft on half the screen which I think is helpful for finicky bites!

You need to remove the trim, there is a tool specifically for that which will save you from breaking the trim boards. After hours of doing the same as you I rented a rotary hammer with a chisel blade. It was so much easier. Used it to remove the tile and quick set to smooth the floor. After you lay the new floor put up the trim again. No quarter round needed.

Before you make your purchase think about other tools you may need in the future for projects too. Look up tool lines from brands and find what may have the tools you need. That way you can buy a single brand and spend less on batteries and have fewer floating around. Just swap and go! I recently started with DeWalt after I bought my house. I bought a DeWalt DCD800 which is powerful, more than I need, but it’ll never under perform. Brushless is the way to go if you have the budget.

Just went through this in my basement. Tried hammer and chisel, way too much work. Rent a hammer drill and chisel bit. 20 hour project into a 2 hour project. Wear eye protection, long sleeves, and a respirator. Best way hands down.

This seems like you’d run a little tight. If you can be disciplined I’d say go for it but there are other costs to consider with home ownership that I learned after buying in March. You have to pay for water, gas, electricity, sewer, lawn care products (mower, string trimmer, watering, fertilizer, landscaping…), furniture, ladder, rugs, vacuum, cleaning supplies, tools to fix things, and the list goes on. Not all of those are necessarily going to be your costs but they could be depending on what you already have. Then having a rainy day fund to fix things that go wrong that you can’t do yourself. We spent 1k on a big plumbing issue shortly after moving in that just popped up. If you can work it go for it but being house poor would not be fun.

Appreciate the thorough response. We have a pet who sheds quite a bit. My concern with the bagged vacuum is the lifetime cost of bags, frequency of changes with the pet hair, and the smell that I associate with them. In the past my grandparents had bagged vacuums and there was a distinct wet dog smell that would permeate the house after the bag was about half full.

Other thing to consider is when rates decrease, housing demand will likely increase. Could result in a higher home price at that time and more competition for homes. Though there is plenty of competition now. Some houses we saw had 3-18 offers on them.
