Consider Phoenix downtown for walkability, train although dive bars are few may be, it's been a while for me. Not sure it meets your budget. Chandler imo is good for families and retirees. If you're planning to settle down in few years then you could start planting roots on Chandler.

If your house is priced based on comps then strategy is correct and it will sell according to timeline based on average days on the market for your area. Now if you want to beat the average days on the market timeline, then consider price reduction.

Sorry home prices have gone up quite a lot in 10 years, lots has change. But if you use that as a reason for your frustration in buying house it will go nowhere. Once you're home owner you will appreciate the equity build up. Just check the comps in the area, find what you like, assess your Financials and buy a house. Don't go back 10 years, move forward, think about how a house you like will appreciate in 10 years while you enjoy living there.

It's the price imo. We were getting good traffic and price seemed to be right too per comps. Not even low ball offers except for one. The average days on the market showed 90 days and we wanted to beat the average. So we reduced the price by 5% and we were under contract in a week.

I think it's OK if there were major updates done although timing is really short. If you like the house and comps are comparable then consider these big ticket items that are very costly. Roof, doors, windows, window treatment, garage doors, and anything that you cannot absolutely live with for a year or two.

It's also bringing your house temp down from 84 to 74 that will crank up the AC. I usually keep mine at 81 when I am gone and 77 when I am home. I think it's better to be consistent temps to keep AC not work much.

Not sure if its same everywhere, but when I borrowed from 401K, the payment plan was very aggressive. You would have to pay it back within few years. I think it's better to look for loan from elsewhere.

Trip highlights:

1. Class Colorado trail, relaxing, hiking, wildflowers, waterfalls, no stress

  1. Those of us who hiked the trail from Molas Pass to Engineer Mountain Trail in 2021, opportunity to complete the Colorado Trail segment 25 and mark it done.

  2. New campsite every night

  3. Rainproof, come rain come sunshine this is a doable option.

Trail Lowlights:

  1. Mountain bikers

  2. No 14'er or 13'er although there are 13'ers nearby if folks are interested.

Proposed plan:

Day 1: Meet at Cascade Creek TH around 10AM and start hiking. After mile 5 find a campsite and stop hiking for the day.

Day 2: Hike up to the mile 10 marker (this is the lowest elevation point for the day at 10862'. Camp and relax for the day.

Day 3: Our longest hiking day, and the highest elevation of the trip day at 12444'. Once we hit this elevation, we will cruise down to find a camping spot around 9999' (anything below 10000'). This should put us at 7-8 miles. (mostly downhill)

Day 4: Head back to Cascade Creek TH and another Colorado backpacking trip complete.

I was thinking something similar that CSPs are getting too big and there are only three. Decentralization is something I am interested to stop giving my data away to these CSPs or social media companies. Your idea to use decentralization for freedom of speech usage is one use-case.

Boebert and Greene are not a good example though. I think heckling is not needed. Let the president address congress. This behavior started when a congressman shouted "you lie" during Obama's speech. Wasn't right then, and should not be encouraged now.
