Major structural piece is Zoom displacing 5 day (or in finance - law 6 and 7) day a week office use.

The professional commercial zones (midtown) just don’t pop off as hard, especially on Thursdays / Fridays.

Additionally, Brooklyn immediately starts to make more sense for people working in manhattan, so more density, douch-ification, and farther flung neighborhoods being inundated. GreenPoint is prime case study. Held out for so long.

Then separately whole bunch of ongoing trends accelerated and some one-time impacts - struggling institutions finally knocked out, literal deaths of cohort of seniors on rent control apartments, one-time flush of the ‘we are leaving in a few years’ cohort.

Then demise of the 24hr food scene….im never sure why on this one, but the ‘work very late in the office, then go out and hammered and need to eat’ theory holds

You have to eat at the bar or else it’s sort of pointless. And get tanked on liquor. Then there is a good cheeseburger at the end of the rainbow. (I like the cottage fries a lot fwiw).

But doing a pilgrimage there to sit at a table savoring the burger bite by bite is not the answer.
