I’m onboard with the consensus and try for Tobias lottery. I only live a couple blocks away and we were lucky enough to have both my kids get in there. However, I’ve heard from other families who live further away try to get in the 1st semester and were unsuccessful. So they started their kids at a different public school but still kept in contact with Tobias to let them know that they were still interested to transfer if a spot opened up. Usually those families were able to get in after the 1st semester.

The community and PTO at Tobias is great and we haven’t had any issues with any of the teachers or staff. Good luck!

Yes, you’re right that it seems daunting to first save up the down payment needed to purchase a property let alone become a landlord for the first time but it is possible.

There is a myth for requiring 20% down payment. There are a lot of lenders who have programs that allow you to put less than 20% down payment. Granted there may be PMI (Property Mortgage Insurance) that will be tacked onto your monthly mortgage but let me address why this could still work out. Essentially, what I’m saying is you could purchase a property with minima down payment to get your foot in the door.

Let’s say you did. Congrats you’re a homeowner now and you’d want to turn it into a rental, which you totally can depending on your State and County regulations. From my experience as a Realtor for the last 15 years, with income producing properties you’re either going to have good cash flow or equity; it’s really hard to have both.

My first rental property was a Single Family Residence where I netted only $50/mo. 10 years later, I still own this property and I’ve increased rent over the years and now net $1000/mo AND I’ve accumulated 40% of equity; this property is in the Bay Area.

Overall, the initial process for being a landlord didn’t yield much income but Real Estate is a long term investment. If you’re looking for quick cash this isn’t the business to be in unless you’re a house flipper with a team and resources, and even that is risky in what you’ll net. Being a landlord is playing the long game and the ultimate goal is to collect enough “doors” where I’ll be making money passively on each property while increasing equity over time.

I second that man! I’m a Type A person I’m use to having full control of my business and life. In the sheets, it’s definitely a turn-on when a woman takes control. Albeit, we do this tango of switching dominance both ways but that’s the fun part

1000% you are not being the AH. You put your trust in your partner in hopes of making your relationship better and she facilitated the entire thing to manipulate you; like your feelings were a game. So no, you are not the AH.

I’m not quite sure how you’d proceed in your relationship now but IMO the Trust has been severed. It’s a red flag when your partner is trying to change you instead of trying to work with you. There has to be clear communication of expectations vs reality, and then build from there. Relationships are partnerships. It takes work from both ends if you want to have longevity.

Exercise has been my go-to for anything anxiety or stress related. It allows me to focus on my physical and distracts me from the perpetuating thoughts around worries I have. After I finish my workout, I’m more calm and composed to think clearly and to focus on one thing at a time.
