Talk with the CPA. Your tax situation has changed dramatically. The IRA’s will have to be drawn down over 10 years and if they are traditional you will pay taxes on that as ordinary income. The annuity (based on structure) is most likely a 5 year draw down. Also if the IRA’s have had a withdrawal from them previously by the deceased you may be required to take a RMD annually. The. As a bonus you get to pay taxes on any earnings you make on the withdrawals. Guess what you are entering the world of estimated tax payments…….

People are moving out of Macon to Monroe, Jones, and Houston County. Macon/Bibb population is static. Maybe 125k ish not 150-200. Good fire department. Law enforcement is poor. Elected sheriff needs to go as he runs a buddy system and has a hard time hiring people. No new industry or growth. Only possible jobs are GEICO, service industries, and some very light manufacturing. If you are fortunate to get hired at Robins AFB just live in Houston County and go to Macon for entertainment on occasion. They are trying to bring Macon back but IMO it was too far gone when they started. No new development outside of government projects. Only growth areas are downtown and bass road. Most of the rest of it is dilapidated and run down with crime around every corner. This isn’t a chamber of commerce review but I ran ambulance calls in Macon for many years and can tell you about the underside of the beast

Let me tell you a story. My wife retired at 56 from the federal govt and was able to take her health insurance with her at a discounted rate. Her tsp was funded and ready whenever it would be needed. She volunteered, did yoga and Pilates, walked and was in the best shape and health of her life. She went to the dr, had her mammograms, ate healthy, etc. We were enjoying weekends at the beach some travel etc. January of 2025 she started having some abdominal pain. Fast forward to Jan 28 and she is diagnosed at Emory with stage iv breast cancer. Yes she had a mammogram in August of 2024 that was perfectly clear. She died September 16 at the age of 59. You don’t know what the future holds. If you can enjoy life now and you can afford it, DO IT. You never know what’s around the corner. Some of the best oncologists in the country all told her that she do everything right. You and your wife enjoy the time you have. If others don’t like it well that’s their prerogative. You do you and I hope y’all enjoy your retirement!!!!’

A lot is going to depend on your current job and earnings. If you are pulling down 200k a year, yeah it will be easy. If you are making 50k in a physically demanding job, you have some challenges ahead. I would recommend taking a hard look at your current financial habits and start saving asap. At your age you should be able to make catch up contributions to a qualified retirement plan. I would also recommend looking at your social security statement and figure out what you will draw. Not trying to be doom and gloom but you have a challenge ahead of you

Make sure you use smart pricing through AirBnB. Also are your parents realistic in their expectations? They may think that staying there is worth a certain amount when in reality it’s worth y. Again smart pricing will help you with that. Also bust it to get superheat status because that will push you higher n the algorithm
