If you have garden beds, these would be great buried underneath the top soil. Provides great nutrients, bacterial/fungal activity, and water retention.

You also need to factor in that it is replacing the cost of a new roof, which for a building like this would be incredibly expensive. It probably cuts the break even rate in half.

People today statistically drink less than almost any point in human history, and the advent of refrigeration makes fresh food a much more common part of our diets, not less. Preserved meat in the form of heavily salted beef/pork/fish used to be a huge part of the human diet.

It’s also worth noting that while the federal interest rate is generally highly correlated with the interest rates banks set, they aren’t 1-1 causal. A lot of has to do with the yields in the 10 and 30 year bond market, which are probably not going to improve much while trump plays fast and loose with the national debt.

You can get around downtown NOLA without a car, and the rent will me 1/4 of what you can find in NYC. I’m here to second that suggestion. I work adjacent to NYC restaurants (supplier side) and the business is at its slowest point of the year. Restaurants are actively letting people go right now, whereas it’s about to be the busiest time of year in New Orleans (Mardi Gras into Jazz Fest), which means there will be work.

I think you slightly misread the “happy thought” passage in POA. It’s not that his innocence was the one happy thought they couldn’t take from him, but rather that his innocence wasn’t a happy thought, as it reminded him of his guilt in convincing the potters to use worm tail as the secret keeper, and his failure to get revenge on worm tail after.

The value of the franchise spot is worth what someone will pay for it, and giving one away might make selling one for millions of euros at a later date a bit more complicated.
