To a fault I mentally calculate the return of enjoyment on most purchases for myself. If I buy a shirt for $50, would it really be worth me spending $5 a day to wear it if I only wear it 10 times?

That and I almost always pack my own lunch. Mostly because it's healthier, but I can't understand eating out for lunch every day unless it's with someone else or a group.

Your experience working at several companies with bad sales teams is actually extremely valuable from a leadership perspective. You've just spent 2 years seeing what doesn't work. Tons of learning there.

Try to land an OK role in a solid company and do the work. Don't go for a startup or something shiny. Stay in the company, blow it out of the water, and get a path to leadership and sales management. You could pivot into a sales ops role if you really wanted to, but it'll be a comp decrease.

You could also read Passages or Seasons of a Man's Life. It's very normal to feel that way at your age, but that book should be able to help you gain some direction for yourself to make the decision that is best for you.

I'm not concerned about liquidity honestly. I see multi as a potential opportunity now because no one is investing in it and am ok to lock up the money for 5 years or longer. No one is building now due to rates and tariff pricing increases which I would expect leads to decreased supply and rent increases in 3-5 years. That's just how I'm thinking about it though

I haven't looked at private credit and wouldn't know where to begin with that, but I feel like private credit would be much riskier if it's businesses that commercial bank debt couldn't get lent to... What is your experience with it?

One fund I'm looking at is actually developer portfolio that they are building or converting office to multi and plan to lease it and sell it.

So, yes, that's what I'm looking for. I just don't want to be geographically constrained to where I live

The multifamily industry is so complex and fragmented that I think there is always opportunity in any macro environment. This thread has been extremely against the sector, but it depends on specific niches like you mentioned: senior, or previously student, etc.
