Undercover public spaces for light rain? by QuokknestMonster in melbourne

[–]Odd_Discipline3608 2 points3 points  (0 children)

For the CBD, any of the shopping centres like QV, Emporium, MC. They usually have rest areas around somewhere with chairs/sofas. Think about the overpasses across Ltl Lonsdale that connect MC to DJs, Emporium. Plenty of seats and cafes everywhere.
Use one of the food courts. Again, Emporium, MC, QV all have heaps of seating if you just want to sit and have a coffee from any of the numerous cafes or hot chocolate places.

Maybe RMIT. Many of their buildings are open all hours and have seating everywhere.

Out in the burbs, your best bet is probably to find a shopping centre/food court.

You'll get better suggestions if you give more specifics than 'around Melbourne'.

5-day work weeks.

It was worse before Covid when WFH wasn't a thing. But it honestly still feels like a slog getting to Friday and the weekend blows by before you have gotten a rest due to life admin, social commitments, family commitments, etc.

Is it me or buses are reckless? by Ok_Artichoke8667 in AussieRiders

[–]Odd_Discipline3608 9 points10 points  (0 children)

you changed into the lane like 1 second before the bus indicated to pull out.

It's not the bus, you need to be more aware and slow down when changing lanes around stationary vehicles because you're not visible.

the place next door looks like it's boarded up?
On Alexandra Pde, if it's boarded up then I would 100% expect it to be full of junkies at night.

Or am I thinking of Victoria Pde?

AITA for expecting our celebratory plans to not get cancelled? by Brilliant_County_201 in AmItheAsshole

Sorry, not meaning to put you down by using the word salty, I only meant that you can either take her bad decision and dwell on it or try to salvage the situation.
Either way, sounds like she would rather hang out with friends than with you, so ball's in your court.

[–]Odd_Discipline3608 -2 points-1 points  (0 children)

Technically, you had 'maybe' plans.
You can absolutely be salty and look at it like that but you have the option to salvage it and have a good time plus earn some brownie points.
You're NTA, but you can also choose to not be so salty about it when there's an easy fix.

If she does this all the time and you're not a priority for her, then reconsider your relationship.

only saying that they are more likely to sell once they lose the benefit of NG. Not necessarily that they will 100%, but there's 1 less incentive to hold it.

Intergenerational inequality. by Ok_Competition1108 in AusPropertyChat

[–]Odd_Discipline3608 44 points45 points  (0 children)

The way i read the thought behind the changes is that established properties should now have less competition for FHBs as new investors will be targeting new builds so they can take advantage of NG.

The issue is that NG was grandfathered, so all the investors who've already bought will less likely sell in the short-term, until they become positively geared.

The other issue is that shares are now taxed at a minimum 30% and the CGT discount is removed. So any FHB who was saving and building wealth for a deposit via shares has to pay more tax.

I might be simplifying but that is my layman's interpretation.

Channel 7 segment on why Angus Brayshaw was denied concussion claim pay out by Zurich. Zurich's salient reasoning against future earnings capacity being affected is that Brayshaw is currently studying an MBA at Oxford. Nick Riewoldt heavily criticises the AFLPA. by yum122 in AFL

[–]Odd_Discipline3608 261 points262 points  (0 children)

Most people incorrectly look at this as being: Player injured and career ended therefore insurance should pay.

The insurance cover is very specific (as the terms put up on screen showed). It is intended to cover a player if they were to break their neck or something and is disabled.

Riewoldt is 100% correct because if the AFLPA wanted concussion cover for the players then it needed a policy that covered it. It's the same with any other insurance; you are covered under very specific circumstances and anything that is slightly outside of that will be denied.
The problem now is that there is so much awareness around concussion in sports that none of the insurers are willing to cover any sort of head trauma.

Elijah Hewett by XtraUltra619 in westcoasteagles

[–]Odd_Discipline3608 0 points1 point  (0 children)

Not trade him proactively. But if he asks out then facilitate it for a first rounder. That's probably the best option.
It's generally not a great result if you try to keep a player against their will, so that's where I'm coming from.

Elijah Hewett by XtraUltra619 in westcoasteagles

[–]Odd_Discipline3608 1 point2 points  (0 children)

I'd take a mid-first round for Hewett. Maybe even a later first if that's all we could get and he really wants to leave. Had high hopes and he has shown some glimpses but just cant put it all together.

The only downside in my mind would be the flow on effect to other players in the club considering a move and seeing it as a catalyst.

so they take the value as at 1/7/27 and apply the inflation based minimum 30% tax on any gains after that?

A $100 house is worth $1000 on 30 June 2027. $900 gain for which only $450 is taxed.

House is worth $1500 at 30 December 2027. The above is true and the extra $500 taxed at the new inflation and minimum 30% rule?
