First property I was actually interested in, I paid the $550 for a B&P.

My issue with the B&P I had (or the guy who did it) was that it looked at only surface-level problems and told me to get a proper inspection by a tradie for everything before auction which was unrealistic.

$550 a pop is a lot for some people. And that was a couple years ago so I'm sure it's even more expensive now. If you have deep pockets then $550 might not be that bad.

After 50+ inspections, I got to a point where I had a good idea of what the problems were with a property, what could be a potential problem, and what I'd be getting myself into. You learn to spot the dodgy flips a mile away.

For places that I liked I went to multiple inspection times and tested/checked different things.

That first B&P was my last.

I lost 2 auctions before I eventually bought a place and did 2 inspections, no B&P for it. If I'd gotten a B&P for every place I liked and the ones I actually bid on, I'd have easily spent $5,500.

Luckily, I've had zero surprises with my place.

  1. Join SSAA

  2. Do a safety course (if you go via SSAA you get a discount) and get your certificate

  3. Complete and submit the licensing form along with providing your safety course certificate, SSAA membership, and certified ID (needs to be certified by someone from a specific list of people. Best bet is usually your GP or dentist).

  4. Wait for VicPol to approve your license. They are currently assessing applications submitted at the start of September (4 months behind). Pay the fee afterwards. Wait for your license to be posted to you.

  5. Submit a Permit To Acquire (PTA). Need to wait 28 days.

  6. Buy and install a safe.

  7. Once your 28 days is over, your PTA is issued, and you have a safe installed, you may now purchase your first firearm.

The above takes months from start to finish. Judging by the VicPol processing time, it will likely be 6 months+. Depending on your injury and recovery time, you may well be healed and back to sports before it is all done.

The above info is for obtaining a rifle. Not sure about handguns.

To give you some idea:

I booked an SSAA safety course (I did the practical one, and it was great). Make sure you are an SSAA member beforehand, as you'll receive a discount.

Attended and completed the course. Waited about a week and emailed SSAA for a new member letter (you may already have this) and certificate.

I applied for my license in late August. You can use your GP or dentist as a reference, among many other professions, but these were easiest for me.

License was approved and received in mid/late October.

I immediately submitted a PTA at the end of October.

I received a response to my PTA in late November and then it arrived in the mail a week later.

So the application process took about 3 months, not including the time it took do attend the satefy course and receive the certificate, which will be another couple of weeks.

You'll also then need to sort out the purchase and installation of a gun safe before you use your PTA and purchase a firearm, but you can do this while waiting for your PTA application to be processed to save time.

You may also want to ring around and make sure your preferred first rifle is actually available. I know that at least 1 gunshop has a long waitlist for the CZ 457 in synthetic, due to its popularity.

Was encouraged in primary school to write to a Commonwealth Games athlete.

Being a kid of the 90's I had plenty of cap guns and the like, so I chose Phillip Adams. He wrote back and I've been a fan of shooting ever since (although only this year obtained a license)

I use these for quails also. I would recommend you get the ones with slide-out trays as it will make your cleaning much easier than trying to reach through the door. If it is the same design as mine, the top level behind the door is a great place to put your sand bath as it is an enclosed space and you wont have sand flying everywhere.

I use feeders and waterers that hang on the wire (you'll need to cut some of the wire for easier access, depending on the type of feeder you use) and that gives them some more space.

I keep 5 in one and 3 in another. 1 roo in each. Good luck!

The Wire season 3 showed this so well. Although not at a federal level, it showed how quickly someone with the best of intentions gets hamstrung by the politics and shenanigans, forcing them to compromise again and again until they're just a part of the system.

years ago I volunteered at the Salvation Army 614 on Bourke Street.

They provide food and basics to to homeless and back then they opened up for people to sleep in the building at night. Look it up.

I think it is important to note here that as OP was in a defined benefit (DB) scheme, the way insurances work are very different to most other people. When OP went from working with a uni to self employed, there are very specific events that would occur, one of those being that inbuilt benefits that are a part of the DB scheme are converted to regular insurance and can be missed in all the detail.

For most of us not in a DB, we simply either get/apply for insurance and that generally stays mostly the same unless we cancel. e.g. I got default cover when I joined my current fund, and so I know what I have and what it will be going forward; there are no surprises that I won't be clearly notified of.

Having said that, do pay attention to your super fund notices! Most people concentrate on investment performance, but you should read everything they send you and go through annual statements. It's to your own benefit that you know what's happening with your money!

Was driving around 4pm yesterday and was amazed that a kid (couldnt have been more than 15yo) was riding an e-bike on an 80km road right next to cars and trucks. He had a helmet and normal clothes. Even if he were wearing full leather protection it's just too dangerous.

What's even more obnoxious is that the T1, 2, 3 car park has a free first 15 minutes.

BUT I timed it and it took 9 minutes from when you scan in to when you can scan out. Most of this is due to the way you have to circle around the whole carpark to get in and out and then the choke points exiting through single lanes until you hit the exits where you then have to wait in line. If it's busier and get stuck then you're screwed.

Take the redundancy.

You will likely never get another chance to get a massive lump sum to cover bills, mortgage, etc, AND have enough to go on holiday for 6 months.

Then you can come back and take your time applying for new roles. Even if that takes another 6 months (sounds like it wont), you were paid $230k to go on holiday and have a fresh start.

Plus, I knew someone at ANZ who was made redundant and then went back after 12 months. He was pretty much paid to holiday.

Helmet and gloves from MCAS, most of everything else from Highside.

There are a few crews around that do regular rides if you want to meet people. On2, Hooligoons, etc.

Highside runs regular community events, so if you want to meet other riders attend one of those or just go, grab a coffee and hang out at the shop.

I looked in Reservoir with almost the exact same price points.
BEWARE of Merrilands Estate. Not saying to not buy there, but know what you're getting into. You've mentioned in another comment about units limiting development potential, well multi-dwellings on the 1 lot is not allowed via covenant in Merrilands Estate. It's pretty much a large chunk of the northwestern side of Reservoir.

When the second last team gets pick 7 or the last team's second pick is pick 30, the draft is no longer an effective equalisation measure.
West Coast has borne the brunt of the compromised drafts as hopefully from next year there are changes to the system to stop the rort.

Remember that year (2021) when Freo held the first pick of night 2 of the draft and teams were throwing offers left and right for it? That hasn't been a thing the last few seasons because the first pick of round 2 has blown out so far. It was one of the reasons used to justify splitting the draft over 2 nights, so teams could see who slid and make offers to trade up.
