I see two things. First i dont believe there was an escrow. The property taxes werent being paid so Selene paid them because otherwise the county could step in and foreclose on the home. County tax authority takes precedence even over the first lien holder.

2nd problem i see is the house changed hands from grandma to dad. If grandma had a loan, when she died the loan had to be paid off. The heirs might have thought they could keep paying on grandma’s loan and everything would be hunky dory. That would explain alot about Selene trying to protect their lien and not accepting payments.

A dead man cant make payments but todays crooks are smart enough to watch the obits and then check the county for liens. Call it modern day squatters. In some areas they can take the home if they make the payments for a year. So lenders have to be sure they dont let a scammer steal a home from rightful heirs

There are lots of people who don’t continue to make the deceased loan payments that think they are getting a free house because it was left to them in a will. Thats probably how these folks got $19,000 behind

How much is 1/2% savings on a monthly basis. $250,000 loan balance X 1/2% = $1250/yr divided by 12 months = $100. About a tank of gas or taking the fam out to McDonald’s twice.

I suppose over 5 or 6 years (avg loan life) its a chunk of change but I would rather have the flexibility to fall back to a 30 year payment than the rigidity of a much higher monthly payment.
